real estate: Short sale Vs. Foreclosures - 03/27/08 05:18 PM
I have been doing a lot of work in the foreclosure market. Foreclosures have not taken over our market like a lot of places, but there are more of them. Some banks seem to be a pain in the neck to negotiate with. I have had much better experience with short sales for some reason. It seems that the banks are more willing deal with you before they go through the foreclosure process.
Does anyone else see this? Or is it just something I am making up in my head.

real estate: important information when buying a new home! - 12/07/07 07:28 AM
I was just involved in a new home purchase that tried to go bad! Here is how we saved out client from going through a bad experience.

We were given a closing date for the end of last month. I had dealt with the builder before and knew they were good, but always tried to close ASAP (like any builder). So we informed our client up front that we were probably not going to be able to close until a few weeks into the month, regardless of what the contract said. Sure enough when it came time for walks they were cutting … (4 comments)

real estate: BLOGS! Fun for everyone! How about you? - 11/04/07 03:35 PM
I am new to the blogging world. I have been blogging for a few months now and only about a month on AR. I had never experienced the benefit of it in my work until now. As I am becoming more exposed I am realizing there are so many layers and possibilities to blogging.
I have noticed that "big time bloggers" syndicate their blogs. I am playing with the idea. I also think their are good things about other blogging sites that I have been checking out. I guess it brings us a few questions.
What are your favorite blogging sites?

real estate: What is the worst thing to do to keep your home from selling? - 10/31/07 03:28 PM
I was inspired from a blog about the top ten things to do to not sell your home. Each one made me laugh. It is funny because of how unbelievable true it is. We tell people to keep their home clean. They have it trashed and wonder why buyer's aren't interested. We advise them to change the carpet. The leave it in hopes someone can see past the stains and wear. Then they complain when after many showings they haven't gotten a single offer.

I think all of us have had this happen over and over again. I have one thing that … (15 comments)

real estate: Selling your home over the holidays! - 10/30/07 09:08 AM
Most agents will tell you the Holidays is the time of year when it is the hardest to sell your home. Some people even suggest taking your home off the market if you are not in a must-sell situation. Here are some of my thoughts on "Selling your home over the Holidays".
Why I think you should not list your home over the Holidays
You have a lot fewer buyers. With less traffic and less interest the market value drops. It is not convenient to always be ready to show at a moment's notice with holiday travel. The offers you receive will … (4 comments)

real estate: The reason your house is not selling! - 10/28/07 03:50 PM
I had an argument with an acquaintance today. He explained to me that his home was on the market and asked me for a "professional" opinion. He continued to go into specifics. As I pretended to pay close attention to each detail I collected my breath as I started into my one word answer to his (and everyone else's) problem.
Price. He was obviously expecting a better, more "professional" solution. He began his rebuttal and before the first word finished leaving his lips I exclaimed once more, "PRICE!" "What do you mean?" He asked. I went on to explain that the only … (0 comments)

real estate: Top Neighborhoods In North East Charlotte, NC and Cabarrus County - 10/26/07 04:37 PM
Relocating to Charlotte, NC, or do you know someone who is? A lot of people are considering Cabarrus County for a number of reason. Lower taxes, Lower prices, Better Schools, and Better Neighborhoods are a few of the reason to jump the border into Concord or Harrisburg NC. Or maybe you just like NASCAR and racing. These are the same reasons I chose to make the transition. Being less crowded and having less traffic is what appealed to most as it did me.
So you know you want to make the move to Cabarrus, but you want to know the "must live" … (0 comments)

real estate: Is Christenbury The Place To Be In Chalotte, NC - 10/24/07 05:49 PM
I have seen the development of Christenbury first hand. From breaking ground until the iron gates and massive townhomes. This community has been unbelievable from the beginning. Its hard to imagine 5 years ago having a million dollar neighborhood on the corner of Cox Mill a road primarily used to cut through mall traffic. Now it has become one of the most elite neighborhoods in North East Charlotte and Concord.
Christenbury offers luxury living from townhomes with movie theaters and game rooms, to Simonini Homes with large lots and every upgrade you can imagine. From the moment you drive into the iron … (0 comments)
