We all have those listings...the ones where you hope they really sell only to have them sit on the sidelines of the RE Market. We all have them or have had them at one time or another...sometimes you don't know what to say or do...maybe it's because the area is overbuilt, too many homes for sale in the neighborhood...sometimes, price does not matter...I have had a few priced so low for the community that I still can't buy a showing on the Home...that always makes for a great Seller Update Phone Call.

Last week, the garbage can track inside the cabinet broke and had to be replaced. Earlier this year, our refrigerator stopped keeping things cold, so we had to replace that as well. (Big surprise: Replacing our refrigerator actually cost less than what we paid for the original 10 years ago.) Our kitchen sink faucet broke, and we're on the hunt for something that doesn't cost more than $300.

When going on that Listing Appointment, you would figure you know best on what to list the home for. So, when the seller says "I need this..." it does not make much sense of why I am there. Still, there are people when you say...list at $400,000 and capture the market...they say, how about $450k? In this market day and age, those days are gone, people are actually watching their dollars and quite honestly the Mortgage Programs & Appraisers have tightened up so you are doing yourself no favors to try and overprice it!

 At least once a week I get calls from Investors asking if I would like to hand over my Short Sale Listings to them so that they can "Scrub Them Down", find the margin of Profit and then hand back over the Listing to me to Sell...while I know this works for some agents, I have yet to do it...maybe it is the control freak in me, or maybe it's because when I sit with my clients I tell them I personally will do everything I can to work as a Team with them … (7 comments)

Come on...I know most Realtors watch their pennies and dimes but I have to wonder about the agents and the SELEERS who list their properties so far off base it is not even funny...having been in that situation before, I know it is mostly the Sellers fault but...my theory is; If you bought your home in 2004-2007, you should not be looking for 25% or more increase in this market...Am I Wrong Here? - Carolina Data Share (CDS), which pools the Internet Data Exchange (IDX) databases from the six largest Multiple Listing Services (MLS) in North Carolina, is coming soon! To prepare, CMLS has implemented three new policies:

1. Pending Listings Will Be Removed from IDX and Third-Party Data Feeds: Beginning Tuesday, July 7, CMLS will stop providing "Pending" listings for display on public Internet Web sites. This includes IDX, CarolinaHome.com, Realtor.com, ListHub, Charlotte.com, Distinctive Homes of Charlotte and The Real Estate Book.
