Visit the Dinosaurs at Bozeman Montana's Museum of the Rockies!
This summer we stayed in Bozeman for a few days to attend a training class for TopProducer. While we were in Bozeman, we took my 7-year old nephew to the Museum of the Rockies.
The museum features exhibits on Native American culture and artifacts, a Western history collection, outdoor exhibits, and is best known for its Paleontology exhibits. The museum's dinosaur complex is impressive and is a major stop on Montana's Dinosaur Trail - a tour of Montana's rich paleontological findings.

mt: Missoula Home Buyers - Shopping for mortgages - The Public Image of Advertising that is misleading !! - Part 1 of 2 - 10/01/09 02:46 PM
Here is some great information from Jeff Belonger for Missoula and Western Montana Home Buyers on what to watch out for when shopping for a mortgage.

ADVERTISING – Those ads that seem too good to be true.

I have been in the mortgage business for 17 + years.  I have seen so much advertising when it came to mortgage companies and how many of the ads were misleading or just flat out lies.  Those companies advertising low rates that didn't happen.  This easily went on from 1992 to 2002. I always wondered why this wasn't regulated as … (1 comments)

mt: Western Montana & Missoula First Time Homebuyers - Don't Just Check On The Rate! - 09/30/09 01:26 AM
This is great information for all home buyers in Missoula and Western Montana - it's about more than just the rate.

There are tons of first time homebuyers out there negotiating the best deal on their new home, and now it's time to get a mortgage.
Most of them only know how to ask one question:  What's the Rate?
We've been in the mortgage business for over 20 years - and the only thing most people know to ask is - "What's the Rate?"
While that's a great question, it's kinda' like going into a shoe store and asking … (2 comments)

mt: Speechless Sunday: Sunrise From a Montana Mountain Top - 09/27/09 03:23 AM

Fall is in the air in beautiful Western Montana, you can feel it in the crisp morning air and see it in the leaves that are starting to change colors. It is also bow hunting season, a perfect reason to climb to the top of of a mountain and watch the sun rise.
Kevin has been spending all the mornings he can on top of this mountain in the Lolo National Forest. He's seen a lot of wildlife and had a conversation with an elk using his bugle, no luck hunting yet, but with these views, he … (13 comments)

mt: Missoula Architecture & History - The Northern Pacific Railroad Depot on Higgins Ave. - 09/25/09 08:14 PM
Missoula Architecture & History - The Northern Pacific Railroad Depot on Higgins Ave.

Missoula has some beautiful buildings in our downtown area, and many have historical signficance as well. One of my favorites is the Northern Pacific Depot building located at the north end of Higgins Avenue.

The Northern Pacific Railroad Depot was built in 1901 by the nationally recognized firm of Reed and Stem of St. Paul, Minnesota. This depot is one of four that the firm designed in Montana. The building is a long, rectangular brick structure with one story wings on the east and west side … (2 comments)

Attn: Montana Builders and New Home BuyersAre You Ready to Comply with House Bill 451 on October 1, 2009?
I attended a course for Supervising Real Estate Brokers yesterday with one of the state's top real estate attorneys, Zane Sullivan. We work a lot with local builders and new home construction so I was especially interested in the information he provided on HB 451 that goes into effect on October 1, 2009.
The law was designed to require builders to provide certain disclosures on new homes, and also a written warranty.
Builders are now required to provide the following in writing:

mt: Missoula Home Buyers - OMG Watch Out for Lurking APR Predators - 09/22/09 02:51 AM
This is a great explanation of Annual Percentage Rate from Bill Ladewig for Missoula or Western Montana Home Buyers.

APR Predators and APR Demystified
First, lets demystify Annual Percentage Rate (APR).

APR was designed to allow consumers to use one standardized number to compare the real cost of each lender's interest rate and it works like this.
If I lend you, $10,000  and, I charge a $500 Bump-ta-Bump Fee, you will actually receive $9,500, however you must still repay me $10,000.  APR is my real yield and your real cost on this loan.
We agreed that you will repay the loan at 8% interest on $10,000, HOWEVER you only received $9,500 therefore … (1 comments)

mt: Are Your Missoula or Western Montana Property Taxes Too High? - 09/20/09 08:39 AM
Are Your Missoula or Western Montana Property Taxes Too High?
If you're like most of us, you recently received your notice from the Department of Revenue for the property taxes on your home or land in Western Montana. The Montana constitution and state law require periodic reappraisal of property and 2009 is a reappraisal year.
And if you're like me, your mouth dropped at the value that was assigned to your property - our appraised value was significantly higher than what our property is worth. If you're assessed value is high then the taxes assessed to your property may also be high.
So … (2 comments)

mt: Thinking About Buying a Home in Missoula? Compare FHA Loans to Conventionals Loans - 09/20/09 05:21 AM
This is a great article about FHA Loans versus Convenetional Loans. If you are considering buying a home in Missoula or Western Montana, this will help you weigh your loan options.

FHA loans seem to be one of the main choice of mortgages in the last 12 months or so. There are many reasons for this. And FHA loans will definitely be the main choice for anyone buying a condo now. More on that later.. What I hate hearing is that FHA mortgages have taken the spot of the subprime loans. This is not true by any … (3 comments)

mt: 2009 Sanders County Fair & Rodeo Parade Highlights - 09/18/09 10:15 PM
The Sanders County Fair and Rodeo is held during the last week of August or the first week of September every year in Plains Montana. It's small town living at its best. Plains, MT is located approximately two hours northwest of Missoula. The parade is the kick-off to the Fair which features rides and games, a rodeo, a demolition derby, vendors, and live music. It's a great event for the entire family.

One of our friends and clients recently took an afternoon to go fishing on the Flathead River between Paradise and Perma, Montana. It was an amazing early fall Montana day and the weather was perfect. They caught a few fish and enjoyed being on the river.

mt: Wordless Wednesday - Dinner with a View of Paradise - 09/16/09 03:38 AM

Kevin took this photo in one of his favorite areas at the top of a mountain near Pardee Creek in Superior. It overlooks the Lolo National Forest towards the towns of Paradise and Plains, MT.
This area has abundant wildlife, and as you can tell, lots of timber and is a local favorite for recreation, hunting, and I guess picnicking!
