Looking at these stats, it would seem as though the market has slowed in Brighton. Inventory is down in all three categories and the average sale price is down in all three categories as well. As you can see there has been depreciation year-to-date in all the housing categories, but it is not as bad as the media would have you believe. brighton: Mid-Year Sales Comparison for Allston, Arlington, Belmont, Brighton, Newton, Waltham and Watertown - 07/10/08 01:01 AM
Well, the Mid-Year Review is upon us and I thought it was time to show you some data regarding the state of our real estate market for Allston, Arlington, Belmont, Brighton, Newton, Waltham and Watertown. Below is a chart displaying the Number of Sales Year-To-Date in each of those cities and towns. I created separate columns for Single Families, Condominiums and Multi-Families.

Now, here is the comparison to 2007 at it's Mid-Year point:

In an effort to be knowledgeable of our current market I weekly pull the market statistics in Watertown, Belmont, Arlington, Newton, Waltham, Brighton and Allston. Below are the market statistics in Brighton, Massachusetts for Single Families, Condominiums and Multi-Families.
As you can see, from last year to this year there has been substantial depreciation in every sector of the market: Single Families, Condominiums and Multi-Families. Singles have taken the biggest "hit" with only 4 sales at a whopping -$136,360 depreciation.

All in all, the market here in Brighton has had a drop from the high prices of 2004-2005. There are still plenty of people selling and buying … (0 comments)
