     In the Town of Franklin Massachusetts for the month of January 2016, there were  5 closed condo sales. Although there were few sales, the market prices went crazy and condos sold quickly. I will share stats with you at the bottom of this post.  Condos were selling in half the time 
     The average sales price of these condos was $242,504.  These condos took on average only 46 days to receive and offer.  The source for my post today is MLSPIN.

There were 195 closed single family homes sold. The homes in Canton took on average about 88 days to sell. The seller's of these properties achieved 95.3% of their asking prices.
The median sales price was up 2.7%.

            In Norfolk Mass through the end of 2015 there were 148 closed single family sales. The median sales price in Norfolk was up 7.1%  at the end of the year.

Todat I want to review the homes sold in Norfolk, Massachusetts for the month of October 2015. There were 8 closed sales. It took almost 3 months on average to get an offer going on these homes.
The least expensive single family sold in Norfolk, Massachusetts was sold for 188k. The most expensive single family sale was on Wright Farm Road in The Preserve at Keeney Pond and it sold for $928,000.

The market is still hot and the interest rates just dropped to under 4%. In the last three months, there have been 69 closed sales in Dedham. These 69 fetched 98% of their adjusted asking prices.  There are currently 45 pending sales here in Dedham.  The most expensive home sold was at $4.5 million and the lesast expensive was $190,000.
