charleston home staging: It's not USED furniture. No I will not sell my home staging furniture cheap. - 07/28/11 10:14 AM
If you own home staging inventory, you probably are asked, at least on occassion to sell your furniture, artwork or accessories.  It's difficult not to.  After all, we create spaces that both the buyer and seller love.  It's not the least bit uncommon that we've dialed in the buyer so well that they feel it should come with the house.  The part that never quite gets funny is when they seem to view it as "used furniture".  I suppose their view is that it's not new from a store, therefore we should sell it at a drop dead discount (read garage … (13 comments)

charleston home staging: No, I really don't want to grow my Charleston Home Staging business. No, SERIOUSLY! - 07/22/11 11:27 AM
I think it sounds crazy to most people when I say that we really don't want to grow our Charleston Home Staging business anymore.  The fact of the matter is that I'm pretty serious when I say it.  Some of you in the industry understand exactly what I'm talking about though.  Most of you who get it probably own inventory.
Because this kind of statement is contrary to most people's opinion, let me elaborate.  My company, First Impressions Home Staging & Interior ReDeisgn owns a lot - no I mean A LOT of inventory.  We are right around the 3/4 of a million mark with around 50 vacant homes staged … (10 comments)

charleston home staging: Tell me what's the difference between these 2 homes? - 04/18/11 03:32 PM
Recently I learned of some pretty interesting statistical data from one of our real estate agents.  I had to check them out myself.... to see why the tale of these two listings was so very different....

checking out the MLS listings.... there isn't too much of a difference between the 2 homes.  They are similar in size.  They are only a few doors down and both are on the same side of the street with similar views.  They closed within 6 days of each other....

Overall, the layouts and amenities of both homes are pretty similar (these are … (12 comments)

charleston home staging: How home staging is like putting away the holiday decorations... - 01/01/11 03:58 PM
I actually use this home staging analogy all year long.  If I had a penny for everytime I have explained this basic familiar concept I would be a wealthy woman.  Since I just put away most of my decorations today, this might be exactly when to remind everyone the importance of staging in a way that most can relate to... Now I will state first off that this really applies to the typical occupied home, not vacant....
Here is exactly how I typicallly present it to my clients.... (I really wish I had thought to take photos of my living room … (25 comments)

charleston home staging: What our Charleston home staging & training company accomplished in 2010 & a sneak peek at our plans for 2011. - 01/01/11 04:01 AM
2010 was a crazy ride for this Charleston home staging & training company.  We've been staging homes since 2006 and training new stagers since 2007, but this year was a year like no other.  There were highs and lows - there are those, of course every year.  This year was particularly roller coaster like, however....
For us, 2010 offered our best year in sales and overall business.
We staged more homes than ever before.  We expanded our inventory.  We expanded our staging team. We expanded our support staff. We expanded our training platform I won't necessarily get into specifics - our admin … (9 comments)

charleston home staging: 10 months on market then finally they get it.... STAGE IT! - 04/19/10 03:08 PM
Home Staging may not be the first thought to many agents or sellers, which is unfortunate because so often it can be the best investment they make in the sale of their home.  The home that I staged last Friday was one of those homes that languished on the market waiting for the 'right buyer' or the 'right price'.
Some of the details of the home were easily overlooked in MLS prior to staging.  Most of the rooms looked too small for the average family as the scale was off without anything to compare it to.  There were minor imperfections that … (26 comments)

charleston home staging: Just What are you Selling here? - 04/06/10 02:06 PM
When buyers look through MLS, is this what they are thinking?  Agents, have you taken a look at your listings and really paid attention as to what you notice first, the property or the stuff?  Here's an example of a home I staged last week.... When I first visited the home, the seller actually had already moved out but EVERYTHING WAS STILL IN THE HOME.  I do mean EVERYTHING!  (there was still stuff in the fridge, closets and garbage can... it was actually just a little creepy.)  The sellers had relocated overseas and had not yet had movers pick up their … (25 comments)

charleston home staging: Charleston Home Stager sets a record - staging the same property 3 times (for the same client)! - 03/05/10 09:46 AM
Some of you may remember that about a year ago I wrote a blog called Deja vu?? What happens when two of us do the same house two years apart?  Here are some excerpts from that blog:
Last week I received an email from a past client.  Two years ago we staged a downtown Charleston loft and in less than a month it went under contract.  The deal was supposed to be a lease to own, but apparently things didn't go exactly as planned with the economy and banking being what they are.  Recently the tenants moved out and the home … (13 comments)
