Fifty percent more buyers signed purchase agreements this March than a year ago.  Purchases of short sale listings increased by 76%, and traditional sales by 55%. However, fewer lender-owned homes were sold, by 26%.  More details in the video.

One of my buyer couples purchased a home today.  It wasn’t their first time they made an offer. As a matter of fact, they wrote one two weeks ago on a bank-owned property.  Soon we found out we were in a multiple offer situation. Even though we had an opportunity to raise our offer (which we did), we still lost.  (they really liked the house!!)  Second time around, it was a HUD owned property – very nice, it hardly needed anything, other than new carpeting in the basement.
So, we submitted a bid, and… we lost it.

Richfield MN Home Sellers: Point-of-Sale Inspections Mandatory
The current Richfield MN city code requires that residential properties pass a housing maintenance code inspection (Point-of-Sale) before they are sold. Houses that pass inspection are issued a “Certificate of Compliance” which is required before closing. Richfield Point-of-Sale inspections are required in order to maintain the quality of Richfield’s housing and neighborhoods.

Twin Cities home sales slowed slightly in January, but they are back up in February thanks to several factors: Federal Tax credit that’s been extended and expanded, low interest rates, and traditional spring market.  Realtors® throughout the area are reporting an increased open house activity.

Twin Cities home sales still remain brisk in the lower price ranges. The new listing inventory for November was down again over last year numbers by 7.4%, and by 24.0% over the last two years.  There is much less competition in the traditional seller category than in the short sale and bank owned listing offerings.
Pending sales are up by 10.2% over November 2008, and by 14.2%  over November 2007.  It's a significant increase in Twin Cities homes sales, and it confirms strenthening of the market in our … (0 comments)

SW Minneapolis MN real estate market has been quite brisk this month.  There have been 120 new listings during October, that’s 12.1% increase over October 2008.  However, the year to date number was 0.2% lower than in 2008.  That is consistent with the lower overall listing activity this year in comparison with last year in the Twin Cities area.
