The current Richfield MN city code requires that residential properties pass a housing maintenance code inspection (Point-of-Sale) before they are sold. Houses that pass inspection are issued a “Certificate of Compliance” which is required before closing. Richfield real estate market continues to slowly wake up this spring.  April weather in our area was finicky.  Temperatures below average, rain and even some snow (mostly in western and northwestern Minnesota, those areas received 6-12 inches!). Since weekends are usually the time when most people shop for homes, the weather halted that activity a couple of times.
As you see, there are many homes that have been on the market for months now.  The total market time of currently active listings ranges from 3 days to whaping 482 days, and the average is 131 days on the market.

With the current finance crunch, many borrowers may not qualify for a loan if they have had issues with their credit that resulted in lower FICO scores.Most conventional lenders in Minnesota will require that you have at least 5% down, as Minnesota has been labeled a declining market.  So, for practical purposes, the 100% financing no longer exists.  If you happen to find it, it probably is a unique portfolio program offered by a local bank. If you are in the process of buying or selling real estate in Minnesota, check with the lender who is processing the loan on the status of the file.  Freddie Mac and Fannie Mae have declared many Minnesota zip codes as declining market.  So, effective now, no 100% financing on conventional financing anymore.  Depending on the price range and eligibility, you may be able to switch to FHA or VA.
What's most important here, check with the lender regarding your situation.
