It's amazing to see the value in homes in FL today versus several years ago.  A friend of mine contracted on a condo in FL that sold 4 years ago to an investor for $1,250,000.  The investor had financed $1,000,000 and never occupied the home.
This past Fall the home closed at $550,000.  The bank took a bath on over $500,000 in mortgage principle "fogiven", back real estate taxes, back association fees, Realtor commissions, attorney fees, etc.

I had a client today that identified a property recently foreclosed by Bank of America.  He asked me to find out how he could place a cash offer on it before it came to market.
