I had a past investor client call me last evening and she had a very good question...one I am not sure of the answer to, so I thought I would pose it to all my ActiveRain friends and colleagues.
Bonnie and her husband purchased their Elk Grove investment property through me about 5 years ago...at the top of the market of course.  They still have equity as they did a 1031 exchange from another property.  Here is the scenario:
Purchased Elk Grove investment property for $500,000
which they purchased with a 1031 Exchange from Santa Clara investment property - $250,000 equity...

I just closed escrow with one of my investor clients on a Elk Grove foreclosure and thought this would be a good example for prospective investors of what is currently available in the Elk Grove area.

I attended my first Elk Grove Investment Club meeting tonight and it was great!  Hosted by Todd & Erin Newington of First Priority Financial with guest speakers, Bill and Chris Stanley of Realty Roundup, a local property management company, it was well attended by area investors.
