Another Sacramento short sale closed this week!  It's very rewarding to close a Sacramento Short Sale because we are helping distressed homeowners avoid foreclosure. It feels great to successfully negotiate with the bank or bank(s). This Sacramento short sale was a Bank of America loan and was negotiated through the Equator system.

We just closed another Sacramento Short Sale!  This one had a first with Litton Mortgage and a second loan with Bank of America!  It took approximately 4 months to get closed, but we did it!  Sometimes when dealing with 2 different lenders, negotiating back and forth between them can be trying, but persistence pays off!  This was also an investment property for our seller that they were way upside in!

As June finishes up, I just realized today that we have closed 8 short sale transactions this month!  Best month so far for us....
Is it because they have gotten easier or we have gotten better at getting them accepted.  I think it's a little bit of both.  They have definitely gotten easier in the past few months...we are now getting approvals with certain lenders in as little as 30 days!  With more and more short sales under our belt, we have gotten stronger in negotiating and escalating to get our files accepted!  It feels so good to help so many … (0 comments)

It appears that someone is using my Elk Grove short sale listings to run a rental scam.  In the past few days, I have had 2 phone calls from people wanting to rent my short sale listings and they saw the ad on Craig's List.  Of course, I hadn't run an ad on Craig's List for rental of these homes...I had however run a Craig's List for sale of this short sale listings.

It seems as though I am hearing over and over again recently that buyers are not sure what is going on with their offer on a short sale listing.  I had an email from a buyer today asking if there was a way to find out from the bank if there offer has been received and is being negotiated.  After emails back and forth, it appears that this particular buyer chose to write their offer through the listing agent and the listing agent is not communicating with them.  How many times do we hear this?

If you are a homeowner facing financial difficulty, you will hear all sorts of things about why or why not you should let your home go back to the bank.  Some are true and some are not...some depend on your circustances...while some are just crazy.
