Determining the true availability and status of a listing has been a frustration of Colorado real estate professionals. New status-related fields, accompanied by changes to the MLS Rules & Regulations effective January 1, 2011, help establish a better way to create a true picture of the status and availability of a listing.
All of the current Status options (Active, Under Contract, Pending, Withdrawn, Expired and Sold) remain as the primary listing status options. •  Compared to December 2007, available inventory dropped 20% from 24,603 units (Dec 07) to 19,600 units (Dec 08)
• And, compared to prior month (Nov 08), active listings are down 10% (19,000 vs 21,761)
•  Sales volume (units) was up 11% compared to Nov 08 - 3,234 units vs 2,920 units
• Year end (YTD) sales (units) were down 4% - 47,837 units sold in 2008 vs 49,789 units sold in 2007
