Our jobs as real estate agents is to try and keep the situation under control and emotions out of the negotiations so that the parties can work towards a harmonious conclusion.  Usually that is a sound strategy and works great. Well, it works great as long as both buyer and seller are interested in a "fair market" value outcome for both sides.
The strategy doesn't work so well however if one side or the other is either a "winner takes all" personality or if the buyer's agent has allowed the buyers to look at properties priced above their approved range in the misguided belief … (9 comments)

  Autumn has been sneaking into the region over the last week here in the mountains of Western North Carolina. The evenings have been in the 40s and the days have been startling free of humidity. Slowly, leaves are turning colors or beginning to slightly brown and crisp up. Hidden among the leaves, all of a sudden are the seeds for tomorrow’s plants.

  Buyers we’ve worked with before are ready to look at investment property. They were awesome to work with. They bought a house through us a little over a year ago and are ready to move on with their vision for their future. We can’t wait to work with them again.
Who couldn’t use more good buyers? If we could place a classified ad for new buyers, what qualifications or experience would we be advertising for? Here’s a few I’ve come up with quickly and I’m opening the doors wide open for suggestions from the rest of the ActiveRain community.

  We all have a file folder hidden in our house or office labeled “insurance”. Most often we purchase insurance because we have to. We pay for it and we file the policy but I’ll bet not many of us really understand it.

Wouldn’t you agree that the most efficient business model is working by referral and that most of our buyers haven’t the slightest idea of all the things we accomplish for them? Wouldn’t it make it simpler for buyers to refer us to other potential business if they HAD a better idea of exactly what we do for them? Yesterday, I kept the buyer informed of the way my day was spent on their behalf…and they said Thank You!

Over the course of looking at houses, your buyer agent probably made good use of the togetherness time in the car by explaining “What’s In A Residential Offer to Purchase and Contract?”.
The first thing to understand is that the document is a collection of mutually acceptable promises or terms. If both parties do not agree initially, then both sides counter offer and compromise until the contract suits both parties.

Once in a while, we will work with a buyer who will ask us “Should I save money and skip the Home Inspection?”.
The question obviously gets asked often enough that the North Carolina Real Estate Commission developed a brochure specifically to provide buyers called Questions and Answers On Home Inspections.
The only time it might make sense to avoid hiring a Home Inspector would be if you yourself was a General Contractor holding licenses as an electrician, plumber, chimney sweep and possibly were also a structural engineer…not likely, right?

Got the funniest email this morning from those fricken buyers we love…“Loved the fricken blog! The weekend ended up great for us albeit plenty stressful. Just a side note I will never, I repeat never close on a Friday ever again!!!!”

While working with someone new to the area today, I was reminded of when I first moved here to the mountains of Western North Carolina 25 years ago.  I remember thinking  "How will I ever find everything I need in this new place?".

Is this idea a throwback from prehistoric real estate days? Is it a request from sellers or a suggestion from insecure listing agents?  I spent the weekend showing lakefront property in Cashiers, Tuckasegee and Bryson City a couple of weeks ago. Several listings included the statement "Listing Agent Must Accompany". I get it if there are pets in the house. I don't get it for vacant or unoccupied houses! All I know is I have to carefully craft my buyers' schedule to accommodate the Listing Agent's convenience. … (20 comments)

Quality of listing photos certainly has been discussed on ActiveRain - but this morning I'm wondering about quantity of photos for listings.   Of course, let's be clear if your quality of photos is terrible, by all means do you sellers a favor and limit quantity - and then get yourself to the local community college for a few lessons!   Unless you are in a part of the country where demand is exceeding supply, buyers and agents are paying attention first to the houses that are well described and well documented by photos.
