While I was perusing the ActiveRain Q&A section, I noticed that Kelyn Mills posted the question asking if buyer agents give the Home Inspection Report to sellers.  So many responses!  Different agents have different opinions (big surprise there) but what was really interesting in this particular thread was how different the laws are (or the agent's interpretation of the laws) in each state.

Once in a while, we will work with a buyer who will ask us “Should I save money and skip the Home Inspection?”.
The question obviously gets asked often enough that the North Carolina Real Estate Commission developed a brochure specifically to provide buyers called Questions and Answers On Home Inspections.
The only time it might make sense to avoid hiring a Home Inspector would be if you yourself was a General Contractor holding licenses as an electrician, plumber, chimney sweep and possibly were also a structural engineer…not likely, right?

We had lunch today with our favorite home inspector, Tom Johnson of National Property Inspections from Asheville, North Carolina. He is a great team member for any REALTOR to work with. He inspected the house we have under contract in Franklin, NC. Then he took us to a leisurely and delicious lunch at Caffé Rel. He returned back to Asheville (about an hour and a half away). By 2:35pm we had his report complete with great photos. We told him at lunch that he makes us look good!

What do Realtors do during home inspections? It varies. We’re lucky that our Preferred Service Referral list contains only the best providers and yesterday (shhhh don’t tell anyone), the buyers had selected one of my very favorite home inspectors. We had a houseful at the Hot Springs, NC property yesterday… two buyers, pest inspector, two chimney sweeps, me and the home inspector.

I love finding articles for my little REBLOGGING! theme and this one about "If You Can't Afford the Home Inspection Don't Buy The House" appeals to my penny wise pound foolish thinking.
Doug Rogers from Pineville, Louisiana authored a really good post about why the money a homebuyer will spend on a home inspection is a critical investment.
Personally, we have nightmares when buyers decide against a professional home inspector and opt to go with their Dad's buddy who works construction, or their friend who happens to be real handy, or...you get it.
