“Should I find a good real estate agent first or talk to a bank first?”. If you know enough to do a little research about buying a house first, most professionals will suggest you talk to a variety of lenders before beginning your search. That would be us…the professionals. If you didn’t know to talk to a lender first, not to worry. We’ll provide that advice.
No one goes to the grocery store without knowing how to pay for their purchase? Buying a house is just like that but on steroids. Without knowing what price range and payments to expect, … (15 comments)

sylva real estate: FAQ ~ Do Home Buyers Have Out of Pocket Expenses? - 06/01/12 12:39 PM
One question we are frequently asked by buyers is “Will there be out of pocket expenses for me when I buy a house or vacant property?”.
YES! YES! YES! Outside of loan associated costs, which are often rolled into the loan, buyers should be prepared to spend anywhere from $500 to $2,000 out of pocket BEFORE they ever see the closing table.
You’ve found the house of your dreams and are ready to make an offer on the house. Attached to the offer itself is an Earnest Money Deposit and possibly a Due Diligence Fee. There are no standards for … (14 comments)

sylva real estate: This Old House - Wordless Wednesday - 09/21/11 03:51 PM

What stories this old house on Blanton Branch Road in Sylva must have to tell.  It's easy to see that at one time this house was someone's pride and joy, watching over the fields and livestock of a hardworking family.  How many triumphs and heartbreaks?  Births and deaths? Love fulfilled and love lost?  A page out of history that we can only imagine the words.   … (18 comments)

Who wouldn't want their very own mountain getaway cabin? The Great Smoky Mountains National Park in North Carolina and the surrounding areas are some of the most popular mountain getaway and vacation land in the U.S.  Many people can't wait to get here and stay in a "mountain cabin" while exploring the Smokies, shopping in our quaint towns, rafting or fishing in the rivers, boating on the lakes or hiking in the national forests.  After repeated visits, some people just decide they want to have their very own mountain cabin - that's where we come in.       Just recently we … (2 comments)

Sign right here! Show me a sign that tickles my imagination and it's bound to get a photo taken of it.

Don't Leave Home Without It!  This vintage American Express sign is on the wall of the Blue Ridge Inn on Main Street in downtown Sylva.  I'll bet I drove by this sign a million times before really noticing it.  How cool is it?

Downtown Sylva hangs these attractive banners fom the lamp posts all along Main Street.  They add a welcoming touch to the town.

sylva real estate: "I Feel Like I'm Living in a Dream Come True" - 08/11/11 02:49 PM

"I feel like I'm living in a dream come true", said our buyer after she moved into her new home.

The deed recorded late in the afternoon on August 3rd. By nightfall, our clients had moved many of their belongings and their 4 children from the life they'd always known in Cherokee, NC to a wonderful house just outside of downtown Sylva. When I asked her if she was happy, she couldn't believe how incredibly lucky she felt. "My kids are downtown at the swimming pool and park, and its just 5 minutes … (13 comments)

sylva real estate: Small Town vs Large Cities Business Advantages - 08/02/11 01:17 AM
Do small towns have business advantages over larger cities?
We're in a little town among little towns with only a handful of closing attorneys.  The quantity or quality of attorneys isn't the issue, the fact that most of them don't keep office hours past noon on Friday is.  Oh, but if nothing else, we real estate agents are resilient and adaptive.  Very few of us EVER calendar closings for Friday, but when it happens - it's often dramatic.
There are also no office supply/service stores in most of our towns.  No big usually during the week, banks, attorneys, insurance agencies are pretty … (11 comments)
