From the FAQ on the above website
HOW DO VOTERS EVALUATE THE JUDGES?
In 1992 Arizona voters amended the state constitution to create a process for evaluating the performance of judges appointed through merit selection. The constitution requires that the performance evaluation process include input from the public and that judicial performance reports be given to the voters before the state's general election.

Arizona Attorney General Terry Goddard and the attorneys general of nine other states are asking 16 mortgage lenders to adopt streamlined mortgage modification programs to help ease the wave of foreclosures and bad loans.
The states cite protocols set up by Countrywide Financial after its merger with Bank of America as an industry example.
The states are asking lenders to create systems to fast track changes for distressed mortgage holders.

In Arizona you do not need to be Licensed to be a loan originator, anybody can hang up a shingle an say I can do loans, this has led to challenges with unscrupulous individuals taking advantage of unknowing borrowers.
The Arizona state of Representatives has passed a bill requiring just that but it is stalled in the Arizona senate.
What is this all about, why would elected state senators stop passage of a bill that can protect consumers.

The FBR (formerly Phoenix) open is being held at the TPC of Scottsdale http://www.phoenixopen.com/where over 500,000 people have viewed some of the best golf you will find, it is televised nationally and shows the country the great area we live in.
And of course
The Super bowl, http://www.nfl.com/superbowl being played in Glendale with a kickoff later this afternoon being seen by upwards of 1 billion people.

About a week ago I received a call form a agent eager to show one of my listings, she called me back to let em know they would be making a offer and all sounded well.
I did receive the offer and it was for $85,000 on a $190,000 home. I spoke to the agent and jokingly asked if she forgot a one?
What is the logic in doing something like that. looking to steal something, unrealistic buyers or agents that are so un versed in the business that they don't know any better or even worse don't care?

Over the past months if you look at TV or read any of the papers you would think that the entire market has stopped, homes are not selling and nobody is moving here any more. In looking at the data from our multiple listing service over 54323 properties sold and the average price was $336,684.
Now what can I do to get my home sold?

In the past few weeks we had the pleasure of having 2 major College Football bowl games here is the valley, this brings us a huge amount of national exposure throughout the country and this year we got to welcome guests from Oklahoma State and the University of Oklahoma and also those from Indiana and West Virginia.
What does this have to do with real estate, 50000 people attended the Insight bowl on New Years Eve and then 75,000 attended the Fiesta bowl on the second of January. Many were from out of state and all got to see our state at … (3 comments)

When i started in this business way back in the stone age of 2001, when we put a offer together we looked at all the information out there, ran MLS comps, Tax comps, looked at active for comparable and then put a reasonable offer together.
we then called the agent on teh other side to discuss the offer and then submitted it, recently what i have been seeing is that someone looks at the price and offers $50K less and then if you talk to them they will tell you that the market is collapsing and that is what the buyer wanted … (15 comments)
