1.Most important is getting your financing in order before you start looking, this will save you time already knowing what you qualify for and what type of financing you'll need. Not all properties will qualify for FHA or VA financing.
Side note: Don't go out and buy a new car or boat if financing is requires hold off until after you close on your new home.

I'd like to open a discussion on who uses RealBird and how are you using it and have you had any success with it.
My personal input is I've had it for several years and have not received any leads. I belong to NEFAR and St Johns/St Augustine MLS Boards so I don't know why or how it would benefit me. Maybe I'm not using it right. Thanks for any and all comments.
