foreclosure: I Told Them!! But it is Still Painful.....

My Buyer Clients just lost the house to foreclosure! Even though I had advised them of all the pitfalls involved in attempting to purchase a home in a Short Sale transaction, they were devastated.
The listing agent sent an email to me on Friday stating "We are expecting bank approval any minute!" The Negotiator claimed the same thing.
We needed that approval ASAP to get the loan started for my buyer. Would you send the contract to the lender prior to third party approval?
