jefferson city: Transformation of Jefferson City - 01/28/12 02:30 PM
There is a sales tax vote coming up.  While I was thinking about it, something came to mind.  Here's the story.
At Christmas, my family flew from Columbia, MO to Tampa, FL.  It was our Christmas present to each of us.  We arranged airline tickets and flew from Columbia Regional Airport to Memphis to Tampa.  It was such a great trip.  It took 20 minutes to drive to the airport.  We parked free.  Had easy connections coming and going.  Upon our return landing in Columbia, we only had another 20 minutes to get home.  It worked just like clockwork.

I am always reinventing my real estate business.  I haven't ever used a pre-listing package, but have decided to accomplish this now.  Below you will find my letter of introduction.  Once I figured out what I wanted to write, the rest was easy.

jefferson city: Real Estate 101-Workshop - 12/12/11 02:48 PM
Last night I held a free workshop for first time home buyers.  The goals were for the buyers to identify their price range, understand closing costs, develop a buying plan, and review the purchase agreement.
I had no buyers show up, but I did have a very good loan officer.  We used the time productively and made videos.  We talked about the interest rates, credit scores, credit fixes and credit restorations.  When we finished the videos, I posted them to YouTube.  This morning we finished posting to Twitter, Facebook, RE/MAX Website, and LinkedIn.
Here is the link to the Youtube … (0 comments)

jefferson city: 2708 Shagbark, Jefferson City, MO - 01/31/11 08:19 AM
What a price reduction!  The home located at 2708 Shagbark, J.C., MO 65101 is now reduced over $20,000.  We started at appraisal price of around $147,500.  Now we're at $122,500.  Because the house was vacant and it got super cold, a water pipe broke.  Didn't matter that the heat was on low and the water was turned off.  ServPro is fixing all the damage.  They used 40 fans to dry out the house.  Now they are beginning to install drywall and paint.  Depending on the weather, depends on when they can finish.
You can see why the seller is super movitated … (1 comments)

jefferson city: 7 Steps in Home Buying - 01/24/11 01:35 PM
Here is a better read!  This article is from the NAR website, REALTOR Content Resource....

7 Steps to Take Before You Buy a Home
By: G. M. Filisko
Published: February 10, 2010
By doing your homework before you buy, you'll feel more content about your new home.
1. Decide how much home you can afford
Generally, you can afford a home priced 2 to 3 times your gross income. Remember to consider costs every homeowner must cover: property taxes, insurance, maintenance, utilities, and community association fees, if applicable, as well as costs specific to your family, such as day … (3 comments)

jefferson city: Mortgage Interest Deduction in Jeopardy - 12/22/10 06:13 AM
Mortgage Interest Deduction in Jeopardy
The Washington bureaucrats are discussing the elimination of the mortgage interest deduction. Of course, the NAR is strictly opposed to this. The interest deduction has been around for some 80 years. We believe the elimination of this deduction would hamper the economic recovery. It would affect the mind sets of buyers. Buyers are already reluctant. Let's not add to their wariness … (4 comments)

jefferson city: YES on Amendment 3 - 10/25/10 03:06 PM
Just one more weekend before we vote YES on Amendment 3.  A YES vote will prevent any government entity attaching another tax on transfers of title on real property.  The property doesn't even have to sell to incur a transfer tax.   The transfer tax could include an owner transferring  his title to an LLC or transferring title at death or transferring title to a beneficiary deed, etc.  Remember to vote November 2nd.  It is imperative to stop another tax.

jefferson city: Realtor Property Resource - 10/13/10 02:17 PM
Realtor Property Resource was introduced to our Jefferson City Area Board of Realtors general membership meeting Tuesday. It's pretty exciting stuff. One website will have all the information we can use. Sometime in November next year our Board should have access to it. Currently Kansas City is using it. The Realtor Property Resource website will have information on schools, home owner associations, taxes, prior sales information, a Realtor Value Model, flood maps, plat maps, neighborhood info of building permits, economic factors, quality of life details...etc.Our presentor said Realtors in California are currently using it. Can't wait til we have it.

jefferson city: Transfer Tax Constitutional Amendment - 09/03/10 02:46 PM

Transfer Tax Amendment
The Missouri Attorney General began to defend the Secretary of State's position on discarding valid voter names on the petition abolishing transfer taxes. When MAR sent a Call to Action to our Missouri Realtors, the Attorney General's office was immediately buried with a 1000 emails.  It was so overwhelming, the Attorney General requested a stop to the Call to Action. I extend a "good job" greeting to all who responded. Our voice is being heard! … (0 comments)

jefferson city: Market Stats - 08/20/10 12:21 PM
The Jefferson City MO market is moving again!  Checking the statistics, the busiest price range is $120,000-$140,000.  So far, 110 properties in that price range have closed with a 62 "days on the market" average.  The upper price ranges are selling, also.  Yeah!  I'll write more about that later.....

jefferson city: 916 Cari Ann, J.C. MO 65109 - 08/10/10 03:11 PM
I am surprised the home located at 916 Cari Ann, Jefferson City, MO 65109 is still on the market. We definitely have interest, but we have no written offers yet. If this home doesn't sell before 8/21/10, it will be open during the Primrose neighborhood open house extravaganza Saturday, 8/21st, from 1-2 p.m. By the way, the price is $219,900. It is a great buy.

jefferson city: Happy 4th of July - 07/02/10 02:52 PM
Jefferson City MO offers a great downtown celebration.  There is lots of music, parade at  6 p.m. Saturday night, Little Mr. & Miss Contest, street dances, and of course, Michael Jackson.  Michael Jackson is making a special appearance just for us.

The grand display of fireworks on the river front begins  dusk Sunday night.

Have a safe, happy 4th!
