1st time home buyer: Would you move if it was to your advantage? - 01/04/21 04:57 PM
A much-repeated investment strategy is to buy low and sell high.  Some people who purchased around the financial crisis of 2010-2012 are poised to make considerable profits.
The median home price in America is now $295,300 up from $155,600 in February 2012 which calculates close to an 8% annual increase.  The median equity that homeowners have earned during the same period is $140,000.
Inventory is in short supply while demand is high which has caused prices to increase.  Factors that continue to contribute to the lower number of homes on the market are record low mortgage rates and housing starts have not met … (2 comments)

1st time home buyer: A Cost to Consider - 11/17/16 10:38 AM
Homeownership, part of the American Dream: a home of your own where you can feel safe, raise your family, share with your friends and enjoy life. The benefits are easily recognizable but maintenance is just as real and should be considered.
Property taxes and insurance are two of the largest expenses homeowners have aside from their mortgage interest. But, as any homeowner knows, there will be occasional expenses for repairing toilets, faucets, windows and other things. There are also the significantly larger expenses that arise like replacing a water heater or HVAC unit. And don’t overlook the periodic maintenance like painting or … (0 comments)

1st time home buyer: Buying a Home? Don’t Let Fear Get in Your Way - 09/02/13 05:21 AM
Buying a Home? Don’t Let Fear Get in Your Way

Our founder, Steve Harney, occasionally asks to do a personal post on what he sees as important to our industry. Today is one of those days. Enjoy! – The KCM Crew
Last week, I was talking to a young couple I know that was about to close on their first home. They were riding the wild rollercoaster of current mortgage rate swings and were not happy about the mortgage process overall. Yet, when the conversation shifted to finally living in a home that they own, their disposition changed dramatically.

1st time home buyer: The impossible Dream Can Be Possible - 07/27/11 11:15 AM
Denver Real Estate - Dream The Impossible Dream!Has home ownership become an impossible dream to many that want a piece of real estate? Has it become that difficult to become a new homeowner nowadays? No, not really. It just seems that way because the numbers are bigger. When your grandparents were first starting out they too dared to dream the impossible. Back then it was very difficult to come up with the funds to cover a down payment on a $7,000 home. They had to find a way to do it and it often took some time to get the money together … (1 comments)

1st time home buyer: Farmers Markets are Coming to Denver/Aurora, Co - 05/14/11 06:20 AM
Farmers Markets are the freshest of the fresh fruits and vegetables.  I love the corn on the cob all year long.  When the markets come to town I buy all the fresh corn I can then freeze it for the winter months. We need to support our farmers.  It’s a very hard job they do from sun up to sun down.  They are at the mercy of the weather each year for their income and support of their families. Let’s support them this summer and buy from them instead of the grocery stores.SaturdayAuroraSouthlands Retail CenterSmoky Hill & E4709 am. - 2 … (0 comments)

1st time home buyer: How to Deal with a Hot Denver Property - Listen to your Realtor - 05/10/11 06:50 PM
How To Deal With A Hot Denver Property-Listen to your Realtor When you are looking for a house for sale you will be working very closely with your Realtor and may come into a hot Denver property. One of the most important things that you can do if this occurs is to stay in very close communication with your agent and listen to everything he has to say. In some cases, your agent will give advice that will get you that home you want and if not followed closely, you may actually lose out on the opportunity.                                                   A Realtor is a … (1 comments)

1st time home buyer: Buying a Denver House with a Chimney - 04/20/11 11:18 AM
Buying A Denver House With A Chimney – What You Need To Know A Denver house with a wood burning fireplace and a chimney is almost a necessity for some people. A fireplace can help reduce the heating bill and can be very enjoyable. Many people like to relax in front of a warm fire in the comfort of their own living room, especially on cold winter nights. Keep in mind, however, that chimneys are not maintenance-free. They require regular cleaning because the wood and paper that you burn release chemicals and soot that can build up in the walls of … (0 comments)

1st time home buyer: How to Read Bar Codes...Buy USA - 01/25/11 10:15 AM
I always thought bar code were just a mess of lines and numbers.  The numbers at the bottom of the code will tell you where the product was made.
With most of the food and even pet products coming from China you might want to read the codes when shopping at Wal-Mart and grocery stores. It seem like most products don't tell you where the products are made but just where the distributor is located.
If you want to track down where the product was made check the bar codes.
Here is how to translate what the numbers mean:
Pay attention to the … (0 comments)

1st time home buyer: Politeness is Simply Good Manners - 01/02/11 09:04 AM
As I am walking through the grocery store, which is not my favorite thing to do, I hear this man yelling on his cell phone.  He is from another country so it was twice as annoying.  I changed isles to get away from him and there he is again, still yelling on his phone.  I changed isles to other side of the store and here he comes again still on the phone. I could not get away from him. At the check out he is now behind me. He had no idea that you don't need to yell in the phone because of the sensitive microphone.
Good manners … (10 comments)

1st time home buyer: Key to a Secure Password... How Many Do We Need? ..Just One - 12/13/10 05:19 PM
When passwords first were needed I had a simple one and I only needed one.
Then the hackers started hacking into accounts so the web sites started beefing up security.  Now I need more letters. Then banks wanted yet more security so now I have to add numbers or funny little characters.
Then the shopping web sites want extra long passwords.  So by now I have pages of user names and passwords. I can't seems to remember which user name and passwords belong to which sites.  It would take days to go back and change them all to long, numbered … (6 comments)

1st time home buyer: How About Some Good News for a Change! - 12/13/10 04:17 PM
Good News for a Change!
According to Realtor.org  we should be having a good 2011. Won't that be a relief?  NAR thinks the interest rates will be going up and that is good news.  Why?  Because it will get the fence riders off the fence  because hopefully  they will see that they have to buy a lesser house if they don't get on the house buying band wagon now.
When rates start going up that will give reason to contact our clients through email campaigns, phone calls or whatever method you use to notify them.
Here are the Freddie Mac predictions for 2011.  … (4 comments)
