denver real estate: Key to a Secure Password... How Many Do We Need? ..Just One
- 12/13/10 05:19 PM
When passwords first were needed I had a simple one and I only needed one. Then the hackers started hacking into accounts so the web sites started beefing up security. Now I need more letters. Then banks wanted yet more security so now I have to add numbers or funny little characters. Then the shopping web sites want extra long passwords. So by now I have pages of user names and passwords. I can't seems to remember which user name and passwords belong to which sites. It would take days to go back and change them all to long, numbered

Here are the Reasons to Buy A House -1st Time Home Buyers * The interest rates can't get much lower. The lower the rate the more house you can buy. Your payment will fit your budget and you will pay less interest to your mortgage company. * You can, at this point, still deduct all of the interest and the property taxes that you paid on a yearly basis. * No worries about having to move because your landlord is in foreclosure or worry about every nail hole you put in the wall. Losing a deposit and moving every year?? * Do

denver real estate: Cherry Creek Mall Denver, Co Window Decorations..Where's the Spirit?
- 12/06/10 01:17 PM
Cherry Creek Mall Denver, Co Window Decorations As I was walking through this upscale mall I was noticing the window decorations. I also notice that not too many are decorated with the Christmas spirit. In fact there was no sign of the holidays at all in most of the windows. Usually every store has something about Christmas but not this year. The abundance of items on sale is amazing. Some at 40%50% off and it's not even close to Christmas Day yet. Just think what the sales will be after Christmas-Feb. This thought goes along with the Real Estate market..Most houses

25 Cents on the Dollar..What a Heart Warming Day This was my first experience to volunteer at the Christmas Store for our church, Colorado Community Church. It takes 800 volunteers behind and in front of the scenes to make sure 2000 kids gets 2 gifts each. 1400 families are invited to take part in the gift selection for their families. These brand new toys are displayed on tables according to age of the child. The prices for the toys is 25 cents on the dollar. The appreciation and look of relief on the faces of the parents is so

Funny Bumper Sticker..and Speaking of Christmas Lights So here it is Christmas AGAIN! How will the Sellers decorate their house and yet still allow enough of the house visible to the buyers? Here's a bumper sticker that says it all. As agents we probably should explain to the Sellers to be gentle with the decorations and not go over board with "stuff". We might suggest to them to wrap empty boxes instead of the real gifts. Small boxes can easily be taken away. Instead of lights on the house they could put colored spotlights facing the house. Hopefully they won't use the

While I'm waiting for our Thanksgiving meal to sautee' bake and boil I thought I would blog..... It feels so good to prepare a big meal with special foods for Thanksgiving. I actually find it relaxing getting into the kitchen instead of Real Estate with all it's drama. It's nice to really have time to think a meal through before preparing instead of just grabbing whatever is in the freezer and getting it on the table. I am feeling like I really have a life and there is more to it than just Real Estate. Real Estate is like a drug of

denver real estate: Buyers Are Getting Smarter
- 10/28/10 04:54 AM
It seem from previous surverys that the McMansions are not so much in demand. The younger generation wants what Mom and Dad took years to accomplish and they want it now. In our area the new home builders are scaling back on the sizes of the houses because of demand and price point. Around 2600 square feet is the acceptable size for most buyers. They want a simpler lifestyle. Most buyers are under 45 years old with household incomes of $75,000. Buyers are smart these days knowing the economy isn't at it's best with some believing it will only get

denver real estate: 3.8% Sales Tax for Selling Your Home..Example
- 10/27/10 07:27 PM
I wonder if the " 1% Transaction Tax " proposed by Washington, would be on top of this? If this tax sticks, and goes into effect, consider this: If you sell your home after 2012: $100,000 home: 3.8% tax = $3,800 from your pocket 5% Real Estate Broker's fee (both sides): $5,000 Sub Total = $8,800 Plus title and closing fees $1,500 approximate (many RE Brokers charge 6% (both sides) $1,000 additional cost $11,300 with 6% RE Commission (11.3% of sales price) $400,000 home: 3.8% tax = $15,200 5% Real Estate Broker's fee (both sides): $20,000 Sub Total = $35,200
