denver real estate denver relocation: Investing on Your Side of the Fence - 09/30/17 03:45 PM
The grass tends to look greener on the other side of the fence. Maybe that’s why some people invest in things they don’t understand. It has been said that the grass is just as hard to mow on the other side of the fence so stay with what your most familiar.
Single-family homes used for rental property give a person a chance to invest in something they understand: a home. They also have distinct advantages over other types of investments.
An investor can borrow up to 80% of the value at fixed interest rates 30 years. The financing creates leverage so that the … (0 comments)

denver real estate denver relocation: The dog died..It's a Meth house - 05/04/11 11:08 AM
Do we, as Realtors, need to start checking county records to see if the house the buyers are in love with is on the Meth house list?
I got a call from the buyers friend who is searching for help with a Meth house issue.
Seems these buyers bought this house 2 years ago and within a few months after they moved in their dog died. They couldn’t figure out why. They continued to live there another year until they got a letter in the mail from the county that the house was used to manufacture and sell Meth.
They moved out right away … (6 comments)

denver real estate denver relocation: Home Improvements To Avoid When Selling Your Denver Home - 03/29/11 08:13 PM
One of the basic concepts in marketing anything is having an item appeal to the most amount of people possible, and this concept also applies to selling your Denver home. The more appealing it is to the market as a whole, the faster it will sell.If you're thinking about doing some home improvements to add value to your home, here are somethat you may want to avoid. These improvements will not add as much value as kitchen or bathroom renovations would when you are selling your home.
Additions
While some additions can add a lot of value, some rooms appear to be … (0 comments)

denver real estate denver relocation: How About Some Good News for a Change! - 12/13/10 04:17 PM
Good News for a Change!
According to Realtor.org  we should be having a good 2011. Won't that be a relief?  NAR thinks the interest rates will be going up and that is good news.  Why?  Because it will get the fence riders off the fence  because hopefully  they will see that they have to buy a lesser house if they don't get on the house buying band wagon now.
When rates start going up that will give reason to contact our clients through email campaigns, phone calls or whatever method you use to notify them.
Here are the Freddie Mac predictions for 2011.  … (4 comments)

denver real estate denver relocation: Funny Bumper Sticker..and Speaking of Christmas Lights - 12/03/10 10:33 AM
Funny Bumper Sticker..and Speaking of Christmas Lights
So here it is Christmas AGAIN!  How will the Sellers decorate their house and yet still allow enough of the house visible to the buyers?
Here's a bumper sticker that says it all.
As agents we probably should explain to the Sellers to be gentle with the decorations and not go over board with "stuff".
We might suggest to them to wrap empty boxes instead of the real gifts.  Small boxes can easily be taken away.
Instead of lights on the house they could put colored spotlights facing the house.  Hopefully they won't use the … (6 comments)

denver real estate denver relocation: 3.8% Sales Tax for Selling Your Home..Example - 10/27/10 07:27 PM
I wonder if the " 1% Transaction Tax " proposed by Washington, would be on top of this?
If this tax sticks, and goes into effect, consider this:
If you sell your home after 2012:
$100,000 home:
3.8% tax =                                                 $3,800 from your pocket
5% Real Estate Broker's fee (both sides):     $5,000
Sub Total =                                                $8,800
Plus title and closing fees                           $1,500   approximate
(many RE Brokers charge 6% (both sides)   $1,000   additional cost
$11,300  with 6% RE Commission  (11.3% of sales price)

$400,000 home:

3.8% tax =                                                 $15,200
5% Real Estate Broker's fee (both sides):     $20,000

Sub Total =                                                 $35,200

denver real estate denver relocation: History and Dates of Daylight Savings Time - 10/21/10 12:21 PM
History of Daylight Savings Time
I always thought the clocks were adjusted to give the farmers more daylight to work the crops. Not true.
Daylight Savings time begins each year at 2:00 A.M. on the second Sunday in March, with clocks moving ahead one hour. Standard time begins each year at 2:00 A.M. on the first Sunday in November, with clocks moving one hour back.
Hawaii and Arizona do not change their clocks.  It is not mandatory that any state goes to DST.
Benjamin Franklin in 1784 suggested changing clocks to allow more daylight during World War 1 and World War … (5 comments)

denver real estate denver relocation: Someone Used Our Debit Card - 10/19/10 11:12 AM
Someone took our debit card number and tried to use it 7 times for the same amount of $500.00. It came from a very well known online anti -virus company.  Thank goodness our Credit Union caught it and did not honor it.  We had to cancel the card and start over.  After many calls to try to find out who did it no one would own up to it.  Thankfully nothing was lost.
I make sure all blank application forms are shreaded and anything else with account numbers on it. keep record of your credit and bank card statements each month. Get a free … (2 comments)

Colorado College Football Schedule
It's that time again with the fall coming and so is football season. Hopefully our college players will play well with few injuries.  Unlike the Broncos who have several injuries just in pre-season. Get the football parties scheduled, bring out the nachos and beer and lets' play ball.

denver real estate denver relocation: When Was the Last Time You Were on A Train to See Mountain Scenery? - 08/09/10 05:56 AM

When was the last time you were on a train to see mountain scenery? I can't remember when. How about taking the scenic train when the Aspens are changing at the end of September? The train will give everyone the beautiful view not just the passenger in the car because the driver of the car needs to watch the road.

All aboard for mountain scenery
Back before cars were commonplace, trains transported people across the Rocky Mountain West. Today, these historic locomotives are among the favorite tourist attractions in Colorado - a state that has more scenic … (0 comments)
