Very thoughtful analysis for Sellers... (and listing agents); I have seen properties (recently in here in Houston) that have sat on the market for several months (yes, there are some out there) and it makes people wonder "why"...and be more critical Sellers, don't wait too long to lower the price on your home. If you wait until your property is stigmatized to lower the price, it still might not sell at the new price.
