I was asked yesterday at #BelfairWindermere, “On Hood Canal, what is the cost per linear foot of waterfront?” This is the old-school way of determining the value of a beachfront property. It worked well for a while when most houses were similar and vacant land when available, but both of those conditions have changed. The North Mason Rotary who sponsors this Hood Canal summer celebration to support the community was notified today this free annual event held on August 11 is now part of Seafair. For those outside the Puget Sound, Seafair is Seattle’s traditional summer festival. A month-long, region-wide barbecue, that brings an entire community together in celebration. For over 60 years Seafair has been about community events, parades, Miss Seafair, the Navy and Coast Guard, amateur athletics, airplanes and of course, hydroplane boat racing. Ask a room of Realtors, “What’s the real estate market doing?” and you’ll get more opinions than you have Realtors. I do think, in all the confusion, there is a simple truth. The truth is there is no housing market, there are at least are two markets – primary and secondary. Of the homes that are selling this winter, few are “primary residences”. The primary market, where we all live and raise our children is stunted by foreclosures. This puts the banks in the awkward position of both selling and financing properties.
