steve loynd: A Foolish Client and his money are soon parted. - 11/25/11 05:52 AM

Red Flags – Six sure signs – Your buyer Client is foolish.

1)    Anger without cause –

2)     Speech without profit-

3)    Change without progress-

4)    Inquiry without purpose-

5)    Putting trust in a stranger-

6)    Mistaking foe for friend-

How many times have you had a buyer client – pull any of these on you?

steve loynd: last of the leaves to the first day of snow wasn't long to wait. New Hampshire - 11/26/10 04:18 AM
Woodstock New Hampshire...Another birch tree photo. taken Near the End of October.

Snow photo near the end of November,  last night as many were thinking about getting an early jump on the holiday shopping (affectionately known as Black Friday) We were getting a little white Friday.

As many of you know "Black Friday" was a term coined to mean the day retailers were in the Black (no longer in the red) for the year. Black Friday is important for sales of products leading up to the December "giving" holidays. It is only slightly different in the Ski Resort business...When … (11 comments)

steve loynd: A Limited number of slope side custom home sites available at Loon Mountain, in Lincoln NH. - 05/16/09 04:56 AM
Three years ago distant prior-investors (owners at other Centex Resorts) were giving the opportunity to purchase the premiere locations at Loon's South Peak Resort.  Past buys from the Centex development company proved to be profitable (upon re-sale), so many purchased sight un-seen.
Fast Forward three years: we are in a different economy and many land owners here will never build, due to the distance from which their primary residence is located.
These sellers are well healed , and savvy about their over all investment portfolio: In a recent conversation with one of my seller's, this land owner said "I am prepared … (0 comments)

steve loynd: Bank owned Bargains...from the listing agent perspective. - 04/21/09 03:42 AM
Buyers Seeking Huge discounts on Listed bank owned properties...Take Notice.
Let me bust your bubble a bit, the price that the bank agreed to put on the property has been heavily discounted already. When we, as listing agents are asked to come up with a price we must justify how we arrived at our conclusion.        Here are some of the items we are asked to take into account:
#1... Other current listings in the area that are comparable to the subject.
#2...Other recent sales that are comparable and areas these may be inferior /superior to the subject.

steve loynd: 118 listings on the market 100+ days - are sellers listening? or is it buyers that are not seeing th value in a resale. - 03/14/09 02:34 AM
Here is the dilemma we all face: You want to keep the listing, but your seller isn't willing to accept your advice.
You need listing to stay in business: But if they are unrealistically priced what service are you proving?
Currently in my two main market towns we have 118 listings (condo & Homes) that have been on the market for over 100 days. In Fact there is one listing that has been on for 1,253 days.

Condo- Hotel Prices start at $59,900...15 units listed

The views from the lifts are as enjoyable as the skiing itself.

Camp three..best spot for red stripe and reggae music.

A blue sky day, on the slopes. the Gondola is a great way to ride.

Looking across at the Sunset trail, off North peak.

Cool place for family fun..Time on the lfits and in the car, are some of my favorite moments
with my son. Once we get to the Slopes, he heads for the woods, and I stick to the groomed
trails. But we meet at the lift and rehash the day on the … (3 comments)

steve loynd: Lessons from a car dealer...Free service ends when the warrnty expires - 03/03/09 05:44 AM

I have this seller client who used to own car dealerships.
We were chatting about offers, and when it was time to sent away a prospect who couldn't see the value or get their head around the cost of a product. He told me a tale of a one time client (car buyer) we'll call him Frank.
So Frank comes in looking for a new car, knows what he wants, knows what other dealers charge and knows what options are required and which are negotiable. Like all great buyers Frank prides himself at working the deal, he beats up the … (13 comments)

After a while we begin to realize everything in life depends on our view

One need not travel far to find peace, it's something we carry within.

Glover Brook, Spills from the National Forest land into the Pemigewasset wilderness.

Take Life's Scenic Route, you'll stay on the road a little longer but isn't that the point?
