steve loynd realtor: Loon Mountain - Lincoln NH - Major Price reduction - just before Ski Season!! - 10/31/09 07:14 AM
2009...has not been my worst year in the real estate business since I began my career 26 years ago. Needless to say its not my best...record setting...I'm going to retire young year, either. One Thing that separates the going through the motions agents from the get-er-done agents is making the call...when the news isn't good. Its time for a price reduction, is not normally on the top on your FUN THINGS to do list. I only get paid when the sale closes, why keep a listing that can't sell at the current price. What have you done to manage your clients … (11 comments)

steve loynd realtor: Sunrise under cloudy skies...Otter rocks, rainbows and foliage update: From NH - 10/06/09 01:18 AM
Sunrise under cloudy skies...Ok Good Title, But Otter Rocks & Rainbows...Steve Have you completely lost your mind? I assure you I have a little bit left, but there are a few places in the National forest of New Hampshire that you just have to see to understand this post. I must be at school before 7 am, and that leaves me a little time to cruise the National Forest lands on my way to work. Take a look at some of this morning pictures and then ask yourself is he crazy...or just lucky to live on the edge of 800,000 acres … (13 comments)

steve loynd realtor: Loon mountain resorts, Lincoln NH, early developments offer superior locations - 09/26/09 02:39 AM
the truth about most resorts and older subdivisions, is this: The first locations developed were in many cases the best proximity to the Best Feature of the Resort or Town. While construction practices and design amenities have changed over the years nothing beats location...and anything can be updated.
Some examples of that in my Resort area are;
#1 the Village of Loon Mountain Resort, some condos here are 35 years old and are competing for the same buyers as new construction in a similar price range. The exterior is nothing special to look at but the proximity to the ski slopes … (7 comments)

steve loynd realtor: A nice day away from real estate...and a trip to the store. - 09/10/09 09:46 AM
White mountain commute to pick up a few items from the hardware store. With my ever present camera I decided to shoot a couple of pictures of my route through Franconia Notch State park.

When You live in the country it's a 20 minute trip to a chain-hardware store. There is a premium given to good planning. If you get home and have forgotten the most mundane item the project comes to a halt till another day. Entering Franconia Notch heading towards Littleton NH.

The Cannon Cliffs are about half way to my destination. I have my list, and … (17 comments)

steve loynd realtor: Diamond in the rough, home with Million Dollar View...White Mountains N.H. - 04/13/09 10:00 AM
Truth in advertising, this is a breath taking view with mature fruit trees, berry Bushes and heirloom Flowers.
The Original Farm that sat on this very foundation was knocked down to make way for a modern center Chimney cape style home.
Elsworth Hill, is synonymous with spectacular views ,horse properties , and outdoor weddings. Frank Lloyd Wright style architecture, and boyhood homes of former Governors grace this idyllic setting, and have I mentioned the view too many times already.
This home features a private balcony off the master bedroom, a three season sun porch, apple trees and 5 acres of completely … (14 comments)

steve loynd realtor: From Meager beginings to World class resort. - 02/18/09 02:32 AM
After 30 years of planning the goals are within reach.
When the Franconia paper mill closed its doors back in the 1970’s
The town of Lincoln resembled a ghost town of the old west.

The Abandoned Mill buildings, and new restaurant built from the old timbers.

But the town had a few things going for it; Sherman Adams
A former Governor and Eisenhower’s right hand man had started a ski resort and it was taking hold. Loon Mountain was big Mountain Skiing for a family from the Boston Suburbs and you could get … (12 comments)

steve loynd realtor: I had to share how two past AR. blogs, help cement loyalty with a client. - 02/17/09 05:04 AM

Jeff and Carol, popped in yesterday no warning, no phone call, but skiing is great and they decided to drive 2 hours and stop in unannounced. We exchange pleasantries and other commitments required me to bid a short farewell. Before they left we agree to see each other again in two hours I asked what have you seen on line that peaked your interest enough to drive up. Well there is a listing that another agency has (oh no here it comes..they have an appointment with someone else), we saw it on your MLS feed and want you to show … (72 comments)

steve loynd realtor: My Seller & I came up with our own stimulus package and you can too! - 02/12/09 02:24 AM
You have had a property listed for several months and the seller is asking what can we do to get this property sold? The subject property is a vacant home site at a ski resort, with ski home access. The issue at hand is this, our buyer is more than likely a second home or vacation property purchaser. If you think the primary home market is slow, let me tell you the vacation industry is slower.

This is an adjacent completed home in the same subdivision, which recently sold for $860,000.
Creative opportunity in a slow market - owner financing … (10 comments)

steve loynd realtor: Would you be mine, could you be mine, would you be my neighbor - 01/09/09 03:09 AM
Mr. Rogers neighborhood always seamed so warm and inviting. Anyone that visited Fred was immediately considered a friend, how could anyone dislike the guy? He never tried to sell you anything, he was helping you come to the proper conclusion on your own. Yes he had friends that lived in the land of make believe and they taught their viewers lessons too. But in reality a sappy sweet cardigan wearing adult male, who loved kids and knew his mailman by his first name is not a bad role model for us. Mr. Rogers made his guest feel welcome, never uttered an … (14 comments)
