      <title>How To Find Foreclosures Portsmouth NH Area</title>

&lt;img src="http://martypatrizi.com/wp-content/uploads/2015/03/4352087.jpg"&gt;An analysis of Dover NH home sales over the last 8 years will give us an indication of were values will go with respect to the inventory of available Dover NH Homes For Sale.  New listings were fairly steady for the last 5 years.  2014 saw a 19% spike in new listings while sales only gained 4%.  Dover is a great community and it’s proximity to Portsmouth and the seacoast at affordable prices is why buyers are flocking to Dover NH.  Dover NH home prices vs say Portsmouth homes is another.  It is interesting to note that 14% of Dover NH home sales were new construction homes.  Expect this trend to continue now that builders are active again.

Dover NH Home Values
There is no question the housing bubble of the mid 2000’s burst with great force.  Dover NH home values fell 22% from 2007 to 2011.  As buyers took advantage of the lowest prices in Dover NH, there was a 35% increase in home sales.  As new listings couldn’t keep pace, the inventory was decimated.  As the laws of supply and demand kick in, prices of Dover NH homes bounded up 16% through 2013 on a very strong demand.  2014’s 19% increase in new listings gave buyers more choices.  This resulted in Median Asking Price leveling and Median Sales Price falling as sellers had more competition for buyer’s attentions.  I expect this tend to continue through 2015 on a higher inventory and sales will post higher than last year.  Dover NH home values are down 11% from the peak in 2007 but that is maybe where they should be.  With stable prices and the lowest mortgage rates of our lifetimes, now could be the best time to buy Dover NH homes.  Are you a first time buyer?  Take a look at my article on =&amp;gt; 8 Best Ideas For Home Finance

      <title>Where Are Stratham Home Values Headed?</title>
      <description>Stratham Home Values Gone With The Tide?
&lt;img src="http://martypatrizi.com/wp-content/uploads/2015/02/1-stratham.jpg"&gt;Looking at the data for Stratham home values based on sales records over the last eight years shows us that Stratham home values are hardly “down for the count”.  The news is quite good in fact.  There is no question The Great Recession reeked havoc on real estate around the nation.  Fortunately for Stratham residents, the effects were not quite as debilitating as other areas of our great country.   Based on the number of sales over the last three years, it seems the demand for Stratham homes has grown.  In the doldrums of 2008, median days on market of sold homes was at 93.  2014 saw Stratham homes selling almost 60 days faster.  2009 saw 57 homes sold and 2014 posted 118 sales.  New listings slackened from 2013 to 2014 and more homes have sold.  As demand is quite high and inventory is down, we will see values rise.

Median Sales Price vs Average Sales Price
We look at Median Sales Price being a better indicator of price trends because Average Sales Price can be artificially skewed by a transaction with an extremely high or extremely low sales price.  Median Sales Price is the sales price of the transaction in the middle of all the data with half of the sales having a sales price above the median and half below.  This index rides like dirftwood on the ebb and flow of the tide.&lt;img src="http://martypatrizi.com/wp-content/uploads/2015/02/tide.jpg"&gt;
Stratham Home Owners Can Rejoice
Stratham’s Median Sales Price was $407,900 in 2007 and fell as low as $344,000 in 2010.  Today’s Median Sales Price is $416,000 up 21% from the valley.  That is to say a Stratham home purchased in 2010 has gained 5.25% average per year.  This is way above the national average of 2.3%.  Some of the fuel to Stratham home values comes from a 16% market share owned by new construction homes in Stratham.  Take a look at my earlier report on =&amp;gt; New Homes In Stratham

NH Oceanfront Homes More Affordable
Oceanfront sales were strong in 2011 when it seemed nothing else was selling.  21 NH oceanfront homes sold totaling $34.84M.  2012 saw half as many sales with overall volume down 64% to $12.848M.  Sales have been slowly edging up each year since then.  Median Sales Price in 2011 was $1,175,000 and fell 30% in 2012.  2013 posted another dip of 7% to come back 23% in 2014 to $950,000.

NH Oceanfront Homes Only $6,228

      <title>Portsmouth Homes vs Condos....Condos Win!!</title>

&lt;img src="http://martypatrizi.com/wp-content/uploads/2015/01/DSC_0285.jpg"&gt;Portsmouth real estate shoppers have seen the market and inventory of Portsmouth homes and condos ebb and flow like the tide.   The data points toward a very lively condo market and not so much on the single family homes market.  Looking at demand as we measure it by the mean days on market of sold listings, buyers are hungry for both.  When a property is priced right and demand is good, those properties sell quickly.  The rate of new listings to the market has been fairly steady for homes.  We have seen condo listings grow 50% over the last two years.  Much of that growth is due to new construction and subdivisions on exiting structures.  There are several new projects taking lift in town and the inventory of condos will continue to grow all be it some of those are on the very high end of the price range.

Portsmouth Real Estate Values Homes vs Condos
As Portsmouth has seen single family sales dip 14%, condo sales are up 34% from 2013.  If the rate of new single family listings is steady and sales slip, this results in more inventory.  It makes it more of a buyer’s market and therefore sellers have to give in a little in order to sell.  This will lead to downward pressure on median sales price which fell off almost 8% in 2014.

Condo Inventory Shrinking?
If condos are selling faster than the inventory is replenished, then prices will surely go up but that doesn’t seem apparent here.  How can condo values dip 9% amid a shrinking inventory?  Could this be a factor of Portsmouth condo sellers seeing all the new construction of condos and what that will mean to the inventory?  Are they dumping their condos before there is a glut of condos for sale in town and further eroding values?  When you look at the median price of a condo being $90k less than a single family home and the demand for Portsmouth real estate being good, expect condo sales to continue to grow.  Don’t expect condo prices to skittle downward in the next twelve months even though new condo listings will continue briskly.  The fact of the matter is one of price vs value.  Right now Portsmouth real estate shoppers are seeing more value in condos.  Are you on the hunt for Portsmouth propertunities?  Get lined up with a local agent who knows the market, Marty Patrizi =&amp;gt; Customer Reviews

Don't Kick Yourself
Mortgage rates are going to go up.  We all know this but no one can say when.  Why wait?  Here is a hypothetical example.  Of course, your credit score, taxes, and insurance will affect your payment. If you are paying $1,200 a month for rent and want to keep your mortgage close to the same, you can borrow up to $200,000 at today's rates.  When the interest rate goes up one half of one percent (+0.5%), your available amount drops to $180,000.  That's $20,000 less purchase power on an increase of 1/2% in the mortgage rate.  Don't kick yourself in 2016 for not buying in 2015.  Take a look at my article on =&amp;gt; 8 Best Ideas For Home Finance.
Dream Home vs Stepping Stone

Portsmouth Median Sales Price vs Average Sales Price
Median Sales Price is said to be a better indicator of price trends because Average Sales Price can be artificially skewed by a transaction with an extremely high or extremely low sales price.   As an example, there was a sale in 2011 of over $6M.  Median Sales Price is the sale price of the transaction in the middle of all the data with half of the transactions having a sale price above the median and half below.   Median Sales Price is a bit more stable and “floats” on the wave of data.

Portsmouth Home Values

&lt;img style="border: none;float: left;margin:0px 15px 10px 0px;display: inline;" src="http://martypatrizi.com/wp-content/uploads/2014/10/9-Capitol-47.jpg"&gt;The market for Rochester Real Estate has undergone a transformation of epic proportions.  I’ve been involved in the Rochester homes market since the weight of the “Great Recession” ascended upon us.  My mantra has been “Rochester has a very bright future” since 2009.   I was involved in several transactions with run down properties.  Home financing in today’s market dictates: “Not only does the buyer have to qualify for the mortgage, so does the property.”   Many buyer’s were able to secure rehab loans up to $35,000 equal to repairs needed and add it to their mortgage with only 3.5% down payment on the purchase price plus repairs.  To learn more about rehab loans, visit =&amp;gt; 203k Saves The Day.  If the maximum $35,000 is used for repairs, the down payment increases at the most $1,225.  Yes that’s right.  $35,000 in repairs is only $1,225 out of pocket…no brainer.  I saw many run down properties rehabbed and neighborhoods revitalized.  Rochester has seen the business community embrace Rochester with zeal.   Lowes, Albany International, Lydall, Rite Aid, Hannaford, Rokon, Safran Aerospace, Eastern Propane, Laars Heating Systems, Home Depot, RP Abrasives,Holiday Inn; These retailers and manufacturers will need skilled workers.   Skilled workers will benefit from long term growth.  It is inevitable based on the investment in Rochester by the business community.  The net effect is that Rochester is a great town to invest in.  This may add some insight and incite.  Rochester real estate rated “buy now”.
From My View
We are looking at Rochester homes sold data to determine the state of the market and where it may be headed.  At the bottom in this study in our time period Jan 1 to Oct 21, 2011 saw 165 homes sold.  Through 2014  sales are up 42%.  New listings shot up 30%  in 2013 from 2012.  This year we have seen new listings dip but still, over 400 new listings came to the market.  Average Days on Market are lessening proving demand is high.  If you are on the hunt for a home in Rochester, search here =&amp;gt; Rochester Homes and Condos For Sale

Prices Are Up Why Is Now A God Time To Buy?

&lt;img style="border: none;float: left;margin:0px 15px 10px 0px;display: inline;" src="http://martypatrizi.com/wp-content/uploads/2014/09/1new-home-construction-14033685368jC.jpg"&gt;Are you on the hunt for new construction homes in Dover NH?  New construction homes are more energy efficient and many carry the modern amenities that buyers are looking for.  When comparing the price of new construction homes verses existing homes, buyers are seeing they can buy more home per square foot when purchasing a new home verses an existing home.  Why?  Because materials are more expensive today.  Labor rates in our area have been very steady over the last ten years.  Here is a look at some statistics I found interesting.  As a percentage of all homes sold, new construction homes sold in 2011 were 10.5%, 2012′s ratio bumped up significantly to 18.3%.  2013 saw that rate steady but this year’s ratio has fallen to 14%.  There are currently over 60 new homes for sale in Dover NH

New Construction Homes Sales Lagging
From 2011 to 2012, new home sales doubled.  Builders had held off during the Great Recession as home sales in general fell but ramped up in 2010 especially as mortgage rates were extremely attractive and still are.  In 2013, new home sales were steady but this year sales have lagged.  Why?  As mentioned above, buyers see they can purchase more home when they buy an existing home verses a new home especially when you look at the price trends of new construction homes.  The laws of supply and demand prove themselves in a free market and we can see inventory of new homes is up 14% from last year which may indicate why median sales price has dipped.  More competition for builders means better deals for buyers.

Are New Homes Too Expensive?

&lt;img style="border: none;float: left;margin:0px 15px 10px 0px;display: inline;" src="http://martypatrizi.com/wp-content/uploads/2014/07/15.jpg"&gt;Dover Real Estate has busted out of the doldrums in a huge way and seems to be one of the fastest growing communities in New Hampshire.  We gauge demand by the average days on market (DOM) for sold listings.  We see that demand grew 35% last year and is still cooking at 81 DOM.  Sales really took off in 2012 and have been steady since.  If you have seen any of my previous Market Reports, you know we have been lamenting the lack of inventory last year.  Good news for buyers: new listings are up 17% this year.

Dover Real Estate vs Portsmouth Real Estate
The demand for Dover Real Estate is bolstered by the demand for Portsmouth Real Estate.  What I mean by that is buyers who have been looking in Portsmouth realize they have to have pretty deep pockets to afford to live in Portsmouth.   For the same money they would spend in Portsmouth, they can buy more home in Dover.  They get great schools, a vibrant down, and Portsmouth is just 10 minutes over the Piscataqua bridge.

Dover Real Estate Price Trends
The demand for Dover Real Estate has influenced prices.  The laws of supply and demand kick in and we are seeing prices increase.  Median Sales Price is up 15% since 2011.  Dover real estate values are still down about 11% from our most recent peak when Median Sales Price was $298,000 at this time in 2007.  So if you are thinking its about time to stop lining your landlord’s pockets or if you are looking to make a move to a newer or larger home, use this link to see all =&amp;gt; Dover Homes For Sale  By the way all you move up buyers, we need your home.  50% of our market is first time buyers.
Is Now A Good Time To Buy Dover Real Estate?

Looking at the sales data for Portsmouth NH Real Estate for the first four months of the year over the last four years, it looks like Portsmouth home sales are sliding.  We will see more homes sold in the coming summer months and sales will surpass last year because mortgage rates are the driving factor.  However, new listings are down and the inventory is at it’s lowest level in some time.  I predict more homes will be coming to the market to take advantage of the growing demand and the perception of seller’s that as mortgage rates increase, their pool of buyers will decrease.

Porstmouth NH Price Trends
Looking at price trends over the same period paints a picture of a market that is poised to take off.  Median Sales Price is said to be a better indicator of price trends because Average Sales Price can be skewed by a transaction with an extremely high or low sales price.  Median Sales Price is the transaction in the middle of the data with half of the transactions having a sales price above and half below.  So Median Sales Price rides in the middle of the data presenting a better picture of where prices are headed.   We see that Median Asking Price has been trending slightly lower this year. &lt;img style="border: none;display: inline;margin:0px 0px 10px;" src="http://martypatrizi.com/wp-content/uploads/2014/05/1a.jpg"&gt;
Mortgage Rates Are The Fuel
Looking at the trend of mortgage rates over the last 52 weeks vs the last 52 years, we can see rates are making homes more affordable now.  As rates go up and we know they will, buyer’s purchase power will erode.  Don’t kick yourself in 2015 for not buying in 2014.  If you are renting and want to buy a home, now is the time to take advantage of home prices and mortgage rates before they go up.  If you are looking to make a move to a larger or newer home, your chances of getting a good deal are higher right now.

The first step in the home purchase process is to find the means to buy.  For most folks, that means getting a mortgage.  Before you go out looking at homes, you’ll want to know what you can afford.  There can be a large difference between what you can afford and what you are comfortable with.  Your lender can help you sort out your finance options and budget.  When you have your pre-approval letter in hand, hire an experienced agent and you are ready to pull the trigger on your new home =&amp;gt; Free MLS Access.&lt;img style="border: none;float: left;margin:0px 15px 10px 0px;display: inline;" src="http://martypatrizi.com/wp-content/uploads/2013/12/9-Capitol-47-150x150.jpg"&gt;Buy Homes With No Money Down?
Have you heard you can’t buy a home with no money down?  Not, true.   The United States Dept. of Agriculture guarantees loans to qualified buyers and properties with no down payment.  There are income limits, purchase price limits, and location limits.  These loans are called Rural Housing loans so it’s easy to see these loans are available in less densely populated areas.  Good news is most of New Hampshire qualifies.  Your lender can help you sort out those areas.

Federal Housing Administration 3.5% Down Payment
The FHA guarantees loans to qualified buyers with only a 3.5% down payment.  There are income limits and purchase price limits which differ depending on which county you are looking in.  Again, your lender can help you determine those limits.
What About Rehab Loans?
&lt;img style="border: none;float: left;margin:0px 15px 10px 0px;display: inline;" src="http://martypatrizi.com/wp-content/uploads/2013/11/CLX-NY-Farmhouse-house-before-09101-150x150.jpg"&gt; When getting a mortgage, not only does the buyer have to qualify but so does the property.  If  the property is in disrepair, the lenders won’t lend unless the buyer qualifies for a rehab loan.  Both the FHA and USDA offer programs whereby buyers can get money added to the purchase price to handle repairs.  The programs can&lt;img style="border: none;float: right;margin:0px 0px 10px 15px;display: inline;" src="http://martypatrizi.com/wp-content/uploads/2013/11/CLX-NY-Farmhouse-house-after-0910-222013041-150x150.jpg"&gt;also be used for updates and remodeling.  The USDA repair program is limited to $10,000 in rehab money and is still a no money down program.  The FHA rehab program comes in two models.  A Streamline 203K is limited to $35,000 with a property that has no structural issues.  A Full 203K can involve structural repairs or even additions and is limited to the maximum mortgage amount per county.  The down payment remains 3.5% but is calculated on the purchase price plus the cost of renovations.  If purchasing a bank owned home is on your radar, click here for my insight on =&amp;gt;How To Buy Foreclosed Homes
New Hampshire Housing Finance Authority
&lt;img style="border: none;float: left;margin:0px 15px 10px 0px;display: inline;" src="http://martypatrizi.com/wp-content/uploads/2013/12/adshud2-150x150.jpg"&gt;New Hampshire Housing Finance Authority is a self-supporting public benefit corporation.  Although established by statute as a public instrument, the Authority is not a state agency and receives no operating funds from the state government. The Authority administers a broad range of programs designed to assist low- and moderate-income persons and families with obtaining decent, safe, and affordable housing.
Conventional Mortgage
Conventional mortgages are mortgages that do not involve any government assistance or guarantees.  Most banks and credit unions will provide conventional loans which usually will require a larger down payment.  These loans are geared to situations where buyers or the property do not qualify for the government assisted programs.
Owner Financing
Owners may choose to finance the purchase of their property and can be an option for buyers who don’t want to use a bank and owners who are willing to take payments instead of a lump sum.   Owners are still afforded the same safeties that regular lenders have with respect to non-payment of the mortgage.  The terms of the financing should be in writing to make sure both parties to the contract know what their responsibilities and duties include.  The terms can be anything the parties agree to in writing.
What About Rent To Own
Rent to own or “Lease Option” programs are as individual as the parties involved and like owner financing, the agreement needs to be in writing.  Typically, the arrangement involves a non-refundable deposit which is credited towards the purchase price and a lease term usually less than two years.   The tenant or buyer then occupies the house and performs all the duties of an owner such as paying the taxes, utilities, and maintaining the property just as if they already own it.  During the lease term a small portion of the rent is credited toward the purchase.  This is a great way for folks whose credit scores are a little shy of being able to qualify for a mortgage but can otherwise afford to own a home.  The lease term gives them time to work on fixing their credit scores so at the end of the term, they can qualify for a mortgage and close the deal.
What Is A Reverse Mortgage?
Imagine, a senior living in a new home with no monthly payments.  If you are 62 years young or more, you may be eligible for a reverse mortgage.  Seniors can purchase a first home, a new home, or a second home with a reverse mortgage and never make a monthly mortgage payment.   Seniors’ primary care giver is the equity in the home they own or the one they will own.  Seniors can get money for living expenses or down payments on new homes with the equity in their current home.  If they have a sizable down payment, they can get into a new home and have no monthly payments.</description>

Hire a reputable Real Estate agent who can help with market knowledge, staging, paperwork, and negotiating.
Recognize the two most common “deal breakers” are appraisal and inspection reports.
Understand that buyers don’t see your home as you do.

You need to move on so get in that frame of mind by packing things you know you aren’t going to need before you move.   When you purchased your home, it was just a house.  You made it a home and now you have to turn it back into a house.  Putting away family photos and pictures, clearing clutter, and general cleaning will allow buyers to look past your belongings and picture theirs in place instead. Limited amounts of artwork on the walls will help with “staging” but not too much.&lt;img style="border: none;display: inline;margin:0px 0px 10px;" src="http://martypatrizi.com/wp-content/uploads/2012/11/Muslce-House-150x150.jpg"&gt;  Good Condition

Looking over Januray 2014 Dover NH homes sold, we see the average days on market at 92 with the mean falling in at 70 days.   In January of 2013, Dover NH Homes were selling on average at 100 days with the mean at 82 days.
What does it mean for Dover NH home values?
When homes are selling at a faster rate, it means the demand for Dover NH homes is higher.  And why not?  Dover is probably one of the fastest growing communities in New Hampshire.  Why?  Because Dover is a great place to live, work, play, and raise a family.  And maybe because the Portsmouth market is out of touch and out of reach for most.  Dover is close enough in proximity and more affordable.    Simply put, the laws of supply and demand dictate home values will continue to rise on a higher demand for Dover NH homes.
