NH Forecloures Searching for homes in NH or NH foreclosures can be hard especially for a first time home buyer because often they qualify for smaller mortgages. Many homes in the lower price ranges are foreclosures. Often NH foreclosures are not only financially distressed homes but they are also physically distressed homes. Not all NH foreclosures are physically distressed or in the lower price ranges. A foreclosure could be a great deal with the right information. "I can't take it any more!" I heard on the phone. "My landlord raised my rent again!" Of course I asked for the apointment and was able to sit down with this frustrated renter, help with a needs assessment, and came up with this flow chart to illustrate the home buying process.
Benifits of Renting -Little or no maintenance responsibility - Flexibility and mobility at the end of the lease term - Credit score has less impact on your rent rate - Low up-front cost Benefits of Home Ownership - Build equity and long term wealth - Pride of ownership - Sense (2 comments)
nh foreclosures: Economic Recovery Good News And Bad News
- 04/28/11 01:32 AM
The Economy of New Hampshire Real Estate is on track for real equity gains because prices are so low but the recovery of the "The Great Recession" is slow. This is good news for home buyers and especially first time home buyers of New Hampshire Real Estate. The painfully slow recovery has resulted in a leveling of home prices. Looking at home sales data for the first quater of the last four years, we are seeing average sales prices in Strafford County at $230,037 in Q1 2008, $176,526 in Q1 2009, $194,711 for Q1 2010, and $188,199 for Q1 2011.

nh foreclosures: Let's Go To A Foreclosure Auction
- 04/26/11 10:48 PM
Hard Tellin' not Knowin' It's a term we use here in New Hampshire quite often. Don't mean to say that it is indigenous to New Hampshire but it does pertain to Foreclosure Auction Sales. Folks seem to think the best deals are had at Foreclosure Auction Sales. The reality is quite different. Buyers have no means of having a qualified inspection performed, may have to deal with any latent liens and can not insure a clear title. Buyers had better do their homework at City Hall and the Registry. Without a qualified inspection, owner occupants have no chance at financing and must be paying cash. (5 comments)

New Hampshire Real Estate: Part of the job as a Realtor is educating ourselves to the market so we can best serve our buyer and seller clients. The only way to truly understand our markets is to do the research. There is no doubt foreclosures are driving our markets today. Ten of my last twelve transactions have been foreclosed homes. Foreclosure Benefits: Generally speaking, a foreclosure purchase can be a rewarding experience. For a buyer to be able to purchase a home at a substantial discount is one way to walk into instant equity. Some properties and not just foreclosures are in (4 comments)

We see that 2007 was a good year for home sales in Rochester and the significant decline in sales at the start of the "Great Recession" in 2008. 2009 saw an increase as part of the now expired Federal Home Buyer Tax Credit which ended in early 2010. Home sales dropped off again in 2010 due to many uncertainties with the economy.

nh foreclosures: NH Real Estate Lesson 101
- 02/01/11 11:24 AM
Buy Now vs Wait How long will interest rates be around 4.5%? For every 1/4% increase in interest rates, we lose $6,500.00 in purchase power.
Where Are Home Values Headed? Average sales price has smacked the bottom and is on its way upward. The now expired Federal Home Buyer Tax Credit was established to prop up a sagging national real estate market in 2009 and carried forward into early 2010. Looking at homes sold data for the last four years we see home values fell as much as 30%. The Tax Credit was an artificial and un-natural component (0 comments)

They most certainly do matter. If you don't use your voice at the ballot box, then in effect you are letting others make decisions for you. You have given up your right to complain because you didn't try to do anything about it with your vote.
