So, I had a client who was a little savvier than some & who had a desire to reduce his monthly expenditures significantly.  He’s a single guy who has been spending just under $1,000 a month on rent.  We’ll call him Joe for the purposes of this blog entry.  Joe is a regular guy who doesn’t need or desire anything fancy.  He just wanted a place he can lay his head, that’s centrally located in the heart of Atlanta (only 5 minutes to his office), close to the nightlife of Buckhead & Midtown, preferably a gated-community, with reasonable HOA fees.

Seller’s commonly say “I want top dollar for my home”. So not all condo's are the same, nor the circumstances of a foreclosure, nor the agents that have the ability to represent you in negotiations.

Well, After 3 other agents failed to sell 2141 Stockbridge Drive Atlanta, GA 30316 in the East Atlanta neighborhood I received a call from the Seller saying she was frustrated and didn't know what to do with the Short Sale process.
After a quick Q & A session it became clear to me that the Seller had not been dealing with serious agents committed to the process, no intimate knowledge of the neighborhood (1 of them lived over an hour away!!), or experience in knowing how to successfully navigate a short sale of this type.

Last week my 1st Time Home-Buyer Clients closed on their "Dream Home".  They wanted "shiny & new" with all of the modern conveniences at a rock bottom price.
After months of discussions, data analysis, explanations, etc. about how big of a risk it is to buy new construction in Atlanta in 2009 from Builders with unfinished developments & massive standing inventory, they finally found the ideal situation in which I'd give my professional blessing for them to move forward & know that they were in the best financial situation within the development.  We were looking for true Builder Closeouts.

Yesterday, I ran around Atlanta delivering certified checks, writing contracts, & gathering signatures on addendums in order to meet "Highest & Best" Deadlines in multiple-offer situations on Bank Foreclosures. The properties ranged from Cash Investors looking in Bouldercrest Acres, East Atlanta, and Kirkwood, to first time home-buyers making offers in Grant Park to Alpharetta. 
It was INSANE! 12 pm deadlines, 5 pm deadlines, 12 midnight deadlines, WOW -- the blood was pumping & buyers were nervous "Would they get it?" "Did they offer enough?" "Did they offer too much?" - Consulting, providing market analysis's, double-checking conditions & terms.

How many realtors have heard "Why do I need you, I've got the internet? I know the market."  They either think they can buy a house on their own or sell their house for an astronomically higher number than anyone else because "their house is different", heck "I did the renovations myself". All I can think is "Wow, good luck with that."  There's no doubt, people have, can and will continue to buy/sell real estate without professional help -- but is it a wise decision?

This week I wrote a contract for $10,500 for a 2 bedroom 1 bath home.  Of course it needed work, the investor had bids of roughly 15K to make the home livable.  THINK ABOUT IT. For less than $30,000 - someone is going to be living in a 2 bedroom/1 bath home.
