#37 and counting.
  Some have asked me when I’m going to retire from real estate. I feel that the real estate profession is a “life long” commitment to your clients,thru the good and not so good. You have to remember that this is a profession of ups and downs. You never know where the business will take you. Every morning I get up knowing that there are things I NEED to do but there’s always a mystery in my day to day.

New home purchases down in December.
There was a 13% drop overall in mortgage applications in December for new homes BUT that seems to be picking up here in January. In my personal observation during the winter people have opted to “lay low” until the thoughts of the spring market catch their attention. With low inventory here in West Michigan there are just not enough properties for people to purchase.

Interest rates and how they affect the consumer.
I’m looking forward to a great 2019 in the real estate business but much of that will be affected by which way the rate(s) swing. Good,bad or indifferent this is the way it goes. Many of the first time homebuyers will reach out to me and quote the rate before they look for a house. Many of the lenders I do business with periodically send out information speculating which direction they will go. A 1% swing in either direction can be the difference between buying a home OR staying in an apartment.

Real estate 2019. A new frontier.
  As I close out 2018 the time is now to prepare for my best year yet. Facing a challenging market (multiple offers, paying more than list price etc) buyer’s NEED to be prepared for this. My job is to educate you on the challenges of this ever changing market. After 30+ years I don’t know everything but I do have a firm grasp on what I’m supposed to be doing. Housing Inventory moves up slightly here in GR.
 Here in Grand Rapids metro area there has been a slight improvement to the inventory crisis that we face here. Many stories of disgruntled buyer's who can't seem to find a place and other times they are facing multiple offer situations. Either one it tends to frustrate most people.  We are now sitting on 1.6 months of inventory versus 1.2 months. There are many levels of "fixer-uppers" out here. Some could be a full "gut job" and others could be very light and just needing cosmetic "surgery". I tell people depending on what "category" you fall in you need to look at the big picture. Be aware of the foundation, the roof, the exterior (is it maintenance free), the mechanicals(furnace, hot water heater and electrical) of the home. Does the house have good "bones"? A piece of the American Dream.
I was reading thru a post this am and saw an article that speaks directly to the heart of what most buyer’s are facing. The confidence that they have always enjoyed over the years to buy a home when they were ready has been replaced by what we’re going thru right now. Low inventory market(s),skyrocketing prices and more importantly rising rates. I can see from their standpoint that this is a very frustrating situation. We all know and are aware of the shortage of inventory here in the West Michigan area. Now is the time to work on getting your home(s) ready for sale and for the upcoming spring market. In my opinion I believe we will have a great market but the home(s) that will be coming out will have to be priced right and ready to move. Yes the houses have appreciated and still are but there are very educated buyer’s out there who know what they want and are willing to pay for it.
