sellers: Top 5 Apps for Home Sellers - 01/27/19 12:18 PM
Top 5 Apps for Home Sellers
There are a million reasons people are looking to list their homes for sale. Perhaps a job or family change has you headed across the country. Maybe an easier commute or retirement has you moving across town; or maybe you fell in love with a house in the new development right down the street. No matter what the reason, everyone looking to place their home on the market has a similar question: "Ok, so where do we start?" and desires a similar outcome- to sell their home for top dollar and as quickly as … (0 comments)

sellers: Real estate 2019. A new frontier. - 12/31/18 06:11 AM
Real estate 2019. A new frontier.
As I close out 2018 the time is now to prepare for my best year yet. Facing a challenging market (multiple offers, paying more than list price etc) buyer’s NEED to be prepared for this. My job is to educate you on the challenges of this ever changing market. After 30+ years I don’t know everything but I do have a firm grasp on what I’m supposed to be doing. I need to sharpen my skills in negotiating AND acquiring more listings.  Listings are the name of the game. I have several seller(s) who will … (1 comments)

sellers: Housing Inventory moves up slightly here in GR. - 09/18/18 02:04 PM
Housing Inventory moves up slightly here in GR.
Here in Grand Rapids metro area there has been a slight improvement to the inventory crisis that we face here. Many stories of disgruntled buyer's who can't seem to find a place and other times they are facing multiple offer situations. Either one it tends to frustrate most people.  We are now sitting on 1.6 months of inventory versus 1.2 months. That may not sound like much to most people but it could be the difference between owning a home and sitting on the sidelines. I do feel the same pain as the … (0 comments)

sellers: Should I buy a fixer upper?? - 08/29/18 06:22 AM
Should I buy a fixer upper??

There are many levels of "fixer-uppers" out here. Some could be a full "gut job" and others could be very light and just needing cosmetic "surgery". I tell people depending on what "category" you fall in you need to look at the big picture. Be aware of the foundation, the roof, the exterior (is it maintenance free), the mechanicals(furnace, hot water heater and electrical) of the home. Does the house have good "bones"? If ALL of the above is satisfactory, everything in my opinion is just cosmetic fixes. You need to have a working knowledge … (0 comments)

sellers: Recession... - 08/02/18 08:56 AM
Recession…
I just finished reading an article in CNN Money concerning the growth that has been occurring in various markets. It begs the question are we heading back to the Great Recession of 2008? I’m all for sellers making money when they sell their greatest asset but it is getting out of hand and more and more people are realizing it. With the acceleration of sale prices buyer’s who can afford them have to put more money into the transaction. This way they put down more money to get their loan balance at an acceptable level. But how many people can … (1 comments)

sellers: A piece of the American Dream - 07/02/18 10:41 AM
A piece of the American Dream.
I was reading thru a post this am and saw an article that speaks directly to the heart of what most buyer’s are facing. The confidence that they have always enjoyed over the years to buy a home when they were ready has been replaced by what we’re going thru right now. Low inventory market(s),skyrocketing prices and more importantly rising rates. I can see from their standpoint that this is a very frustrating situation. I also understand that real estate is cyclical and my hope is that it will turn soon. There are a percentage … (1 comments)

sellers: Multiple offers and accelerating prices. - 06/23/18 09:44 AM
It’s still happening here in West Michigan with no end in sight. I do understand the frustration of being a buyer and trying to purchase a home. I represent several buyers who are going thru this right now. I am now in the same position of buying a home for myself and it’s stressing me out just looking at the houses for myself. I feel that soon it will top off and go back to a semblance of normalcy in the market. On some of my own listings I’m seeing offers 10-15K above the asking price. You have to ask yourself … (0 comments)

sellers: Listings are the name of the game!! - 01/09/18 10:23 AM
We all know and are aware of the shortage of inventory here in the West Michigan area. Now is the time to work on getting your home(s) ready for sale and for the upcoming spring market. In my opinion I believe we will have a great market but the home(s) that will be coming out will have to be priced right and ready to move. Yes the houses have appreciated and still are but there are very educated buyer’s out there who know what they want and are willing to pay for it. Several of my sellers are waiting for March … (1 comments)

sellers: Are you thinking on holding off purchasing a home? - 11/13/17 08:54 AM
Prices of homes (new and resale) are still going up with no end in sight. I’m aware of the change in season here in Michigan but it is still a great time to buy and a great time to sell real estate. I have had some of my clients tell me they want to wait until spring when the snow is gone. Waiting until that time will cost you additional monies that you may not want to spend.
With the rising prices in renting the same home you come out saving being a homeowner. Why put it off? You do have … (0 comments)

sellers: Buying that home in the West Mich market - 04/05/16 04:16 AM
If you're in the market for a home you need to be aware of the trends of the pricing on a new and existing home here in the West Michigan market. As the Spring market approaches houses stay on the market for a minimal amount of days and sometimes hours. Sellers are getting anywhere from 97% to 108% of their sales price and sometimes higher. You may ask why is that so significant? Well with low inventory this trend is prevalent here. Will it slow down? That would be anybodys guess. There are too many buyers and not enough homes hence … (0 comments)
