blog: California Prop 13 - A Look Back. . . Before Prop 13, After Prop 13 and Today - 01/10/10 02:56 AM
Recently I have written several blog articles on the impact of Proposition 13 that was passed by California voters back in 1978.I have written about the origins of the voter mandated reduction of real estate assessed value and a couple of articles on how Californians are able to reduce assessed values when they are too high with this recent article and this one I first wrote back in 2006.I have even re-blogged what other members of ActiveRain have had to say on the topic when Adam Brett explained how taxes may actually go backwards next year. What is of concern to me … (0 comments)

blog: RESPA - Important New ActiveRain Group - Please Join & Post - 01/06/10 04:56 PM
RESPA has been a part of the real estate landscape since most of us have been selling Real Estate and has been a very important law on the way the real estate industry is run for the protection of the consumer.  Well, on January 1, 2010 there has been a significant change that has generated a lot of activity here in the Rain.A new group was formed that quickly grew to 39 members with 22 posts in just it's first 4 days.  Unfortunately, this is not enough with almost 170,000 members here in ActiveRain.  The topics here are for lenders, agents … (17 comments)

blog: My 3 Year Anniversary on ActiveRain - 12/26/09 06:23 AM
I almost let this day slip away from me...but one more milestone has been achieved.Three years ago today - the day after Christmas, 2006 I dusted off the blog I created 6 months earlier and finally published my first blog article, ..."Is this a Good Time to BUY?"Interesting glimpse into the future.  In many ways I saw what was coming - a very unpopular position at the time.  I did open the door for the popping of a bubble - I just didn't expect it to get as bad as it did.Interestingly enough, this was the month that I really did a … (15 comments)

blog: The News of My Death Has Been Greatly Exaggerated - Blogging is Not Dead - 12/20/09 03:00 PM
The Internet is such a fickle place - what is hot today is like bell bottom jeans of yesterday... just so out of style. 2009 has seen an explosion in the world of Social Media with the growth in popularity of sites like Twitter, Facebook and LinkedIn. Because of this, the golden child of 2008, "The Blog" appears to some</> to be yesterdays news. It is my personal belief that the blog as we know it today, will definitely continue to evolve - but I also believe that the blog is and will continue to be the very foundation of social … (4 comments)

blog: ActiveRain Goal Setting 2010 & Another Milestone - 700 Blog Articles Published - - 12/19/09 11:43 AM
This is a quick note - more to myself than anyone else but I just wanted to document my progress with ActiveRain and achieving my 700th Blog Post in just a few days under 3 years. My first blog post on ActiveRain, was first published on December 26th, 2006.  Today is December 19th, 2009.Since I have already published over 10 blog articles this week - there won't be any points for this - unless if I receive some comments - but that is not what this is all about.  This is establishing a point in my blog and setting goals.  As of … (23 comments)

blog: All Real Estate is Local...And Your Retailers Should Be Too! - 12/08/09 10:21 AM
Anyone who knows me or reads my blog knows that I am an advocate of local shopping; in particular when it comes to Real Estate. I never could understand the logic of a local resident going to an agent 50 miles away (or further) and having them list their home for sale...just because they may know them or be related. The key has always been that local area experts do a better job of marketing a home for sale and end up with a higher price.
Well my advocacy extends beyond Real Estate and into the local community retailers, as well. … (4 comments)

blog: Enough with the Milestones...Did I really reach another one this quick? - 11/20/09 04:51 AM
It seem like just a couple of weeks ago that I spent hours into my 500th post, when I published 500 and Still Swinging...  and wasn't it just a few days ago when I hit the 200,000 point plateau on ActiveRain when I published Another ActiveRain Milestone: Another ActiveRain Milestone: 200,000 Points. And here I am at 600!  Yikes, I need a life
ActiveRain has been good for me and to me - no doubt about it and yes, I feel as if I may have let my obsessive compulsive nature take over by blogging just a bit...but glad to be here … (6 comments)

blog: The "Blair REALTOR" Project - 11/08/09 07:55 AM
Alright, before I get started, I'll admit I have too much excess time on my hand this afternoon...or should I say I am not making the most of it.  It is a lazy Sunday afternoon and I started playing with my blog, looking for goodies to post.
This next video reminded me of the Blair Witch Project - except I thing the budget might have been a little bit higher here...
Take a couple of minutes and enjoy this nonsense and then I want you to forward this to a REALTOR that it reminded you of...I know there is at least … (7 comments)

blog: Another ActiveRain Milestone: 200,000 Points - 11/08/09 07:10 AM
As huge as this is, it is now a fairly common accomplishment for anyone who consistently works his or her ActiveRain Blog.  I recently wrote my 500th blog article and spent a lot of time analyzing much of my ActiveRain journey since I started in 2006.Truth is anyone should be able to accomplish this in less than a year...let me break it down.Active Rain awards 100 points a day, just for checking in and then 25 points for the first 10 blog comments you make on a daily basis.  So that is 350 points a day, just for showing up and … (8 comments)

blog: Building a Strong Internet Presence by Blogging - Real Topics that Drive Traffic and Generate Leads - 10/20/09 03:41 AM
This is such a good article that I had to add it to my own blog.
Here Ryan, the author, does a great job of analyzing his own blog writing for the past year and looks at the different types of articles he has written.  Some he tells us bring lots of comments while some of his most profitable blogs (commissions earned) never receive a comment at all.If you have any questions about blogging...why we do it or how to get started, please take a few minutes and allow this post to resonant with your blogging being...

blog: 500 and Still Swinging... - 10/11/09 07:33 AM
The saying that time flies when you're having fun definitely applies to blogging on ActiveRain.  500 Blog Posts have been a journey for me that started back in 2006.  Like a lot of journeys, this one has had more than it's share of pit stops and layovers.I think back to my first introduction to ActiveRain when I read a short blurb about the new phenomena of blogging for real estate agents in my daily update of industry news from Inman News, where I proceeded to this new website offering free blogs to those in the real estate industry.  So I signed … (58 comments)

blog: When In Doubt...Search - 10/11/09 04:36 AM
Whenever I am looking to launch a new web campaign or looking for topics to blog about that will help with my Google Search Results I turn to key word searches. If you don't already have a free tool that will help you identify the various key word variations in your market, then first thing I suggest you do is a Google Search for a term similar to FREE KEYWORD TOOL.  This will return nearly 17 Million Results, so I'll bet you can find one pretty easy without me having to make a recommendation.

blog: Has Technology Evolved the Real Estate Business in the Last 5 Years? - 09/28/09 03:26 PM
Reflecting on how the real estate business model has changed since I was first licensed five short years ago really is amazing.  The way I do business now is so much different from the ‘old school' business model that I was recruited into.Perhaps the biggest difference is the website.  Five years ago, very few agents had websites, let alone blogs or virtual tours or even IDX property searches.  I would have to say that the website has had the greatest impact on our business as REALTORS®.Today, we are not in the house finding business like we were five years ago.  I … (5 comments)

blog: Readers Want to Know...Cash for Keys and REO Property - 08/02/08 12:00 PM
I receive numerous emails on various topics that I have written with in the past.  I try to answer as many as I can personally, but I thought if one person takes the time to write me with a question then I have other readers who have the same or similar questions.  So, I decided to start a FAQ column.
From now on I'll be responding to questions via my blog - not to worry, I won't reveal any personal identifying information - I want to share with all.  If you write me, I'll send you the link to my answer, and I'll be sharing … (10 comments)

blog: Short Sales - A Common Question - 09/02/07 03:39 PM
Short Sales:  A Common Questionby John Occhi, Hemet CA REALTORMission Grove Realty
Aside from my ActiveRain blogs and responding to questions that are left in the comments of the articles I write, I often receive email messages from people who for whatever reason do not want to post thier question in a blog article.
A common question I receive has to do with investors, as a matter of fact, I believe I have now answered this very question at least 3 times this week, that I received through email contacts from my ActiveRain blog.Let me post the specific question I received just … (14 comments)

blog: Brad Andersohn Has a Target on His Back - 08/18/07 07:16 PM

Brad Andersohn Has a Target on His Back   by John Occhi, Hemet CA REALTOR®   Hemet CA Real Estate                                                                                                                                              That's right, I've said it and now it's public.  No going back now, is there. What, you must be thinking, how can I say something so evil and spiteful about such a strong contributor to the ActiveRain community?  You must be thinking, "That John Occhi is one heck of a troublemaker - what is he up to now?"Well the truth is I am gunning for Brad's position in the State of California to be the #8 Blogger (Again) in all of ActiveRain.  … (25 comments)

blog: Google as a Lead Strategy - 07/11/07 03:58 AM
Google as a Lead Strategy   by John Occhi, Hemet CA REALTOR   Hemet CA Real Estate   I just read a fascinating article on the Inman News, by the same title as this article. The discussion is very relevant to the argument of why I wrote "RANT: Why a REALTOR should NEVER "BUY" a Lead".  They just said it better than I did.I think they did a great job of showing the power of lead aggregators and why we as individual and independent REALTORS need to be aware of where our hard earned money is going if we think that buying leads is OK.  … (12 comments)

Analysis of the Hemet REAL ESTATE MARKET Part 2 - SOLDSBy John Occhi, Hemet REALTOR®Hemet CA REAL ESTATE
An in-depth look at the analysis of SOLD properties covering a 2 year period, broken down by month, comparing the numbers to the previous month as well as the same period a year earlier.  This is a close up accurate snapshot of what has really happened in the Hemet Real Estate market - it is not about feel good opinions - it is fact, followed by my personal analysis on a month to month report.
Earlier this week I posted an article where I analyzed … (1 comments)

blog: Active Rain & Google - a September 2007 Follow-Up - Originally Poste January 2007 - 01/24/07 12:29 PM
Active Rain & Google - a Follow-Up & Some New Tips:  On January 11th, I wrote an article about the effect that ActiveRain has had on my search engine results, specifically with achieving a page one ranking on Google, in just 15 days.
I just wanted to offer a follow-up, two weeks later, as I had been warned that it might only be a temporary thing - one that could change overnight.  I was also warned on several occasions that the techniques I shared in my article were unethical and that Google would quickly catch on and banish me from the search … (10 comments)

blog: Where Did You Get That Marketing Piece? - 01/14/07 03:08 PM
Where Did You Get That Marketing Piece?by John Occhi, Hemet CA REALTORHemet, CA Real Estate As REALTORS we are exposed to so much marketing material. Some of it good and some of it is mediocre.  Some we keep and use - other files we just save on our computer, for a later date, perhaps.
When we gain access to this material, some agents just take it as it is and make it their own.  Perhaps they have the ‘rights' to do so and perhaps they don't - after all, who will ever really know, right?  Well, if you put it on … (2 comments)
