bpo: What Every Temecula Real Estate Cash Buyer Need to Know - 06/20/12 12:54 AM
What Every Temecula Real Estate Cash Buyer Need to Know In todays volitile Temecula Real Estate Market, cash buyers may have the upper hand when it comes to negotiating a contract with a quick escrow, but there are still several important considerations that must be taken before rushing into a contract to purchase any real estate - whether it be for a primary residence or as an investment property.
A huge advantage the cash buyer has is the lack of limitations imposed by lenders and the government through their loan guarantee programs. However, having the freedom to negotiate contracts without these … (2 comments)

bpo: As the Market Changes...So Do I - 04/02/10 07:12 AM
There is no doubt that the California Real Estate Market has seen some dramatic changes over the last few years.I started working with distressed real estate as early as 2006, when I did my first of several thousand BPO's that I now have under my belt.  At the time, I recall being laughed at by a local agent - to my face - criticizing me for my lack of judgment and too busy chasing $50 at a time opposed to earning $5K or more in a real estate commission.  I'm sure many more did the same behind my back.
In March of … (13 comments)

bpo: HEMET - SAN JACINTO, CA SHORT SALES: Who & What is Involved - 12/08/09 07:59 AM
Short sales in the Hemet - San Jacinto Valley, CA are a complex sale of residential real estate where the net proceeds from the sale of the home are insufficient to cover the sellers mortgage obligations as well as the closing costs that may include, but not be limited to, property taxes, transfer taxes and real estate commissions.  Many homeowners in the Hemet - San Jacinto Valley, CA What really makes a real estate transaction a short sale is all of the above AND the seller is unable or unwilling to cover the difference.  Short Sales go by different names in … (2 comments)

bpo: The Life of a Short Sale - Contact with HSBC - 12/03/09 09:51 AM
I decided that I would write a chronicle on the life of my new short sale listing.  In case you missed it, I described my transition BACK to short sales from Bank Owned REO's as a listing agent and team leader in my recent blog post, Humble Pie...Or OH NO, Did I really Take a Short Sale Listing???? AGGGHHHHHHHH.  Yes, it is true I went kicking and screaming...but here I am.I had a meeting with my two assistants and shared with them in detail what I expect to happen and started to figure out the game-plan of how we are going … (10 comments)

bpo: 500 and Still Swinging... - 10/11/09 07:33 AM
The saying that time flies when you're having fun definitely applies to blogging on ActiveRain.  500 Blog Posts have been a journey for me that started back in 2006.  Like a lot of journeys, this one has had more than it's share of pit stops and layovers.I think back to my first introduction to ActiveRain when I read a short blurb about the new phenomena of blogging for real estate agents in my daily update of industry news from Inman News, where I proceeded to this new website offering free blogs to those in the real estate industry.  So I signed … (58 comments)

bpo: BPO - A Question Answered - 11/29/08 02:17 PM
My last blog post, 500 BPO's and I'm Still Learning,  was actually meant for the REO GROUP on LinkedIn that I administer - unfortunatley LinkedIn only allowes 2000 characters per 'Discussion' post, so I posted the entire article here on my ActiveRain Blog.(if you would like to join the REO GROUP at the LinkedIn Social Networking site, just visit the link and send me a request, throough the LinkedIn system.  It would be nice if you let me know how you found the group.)
I received a rather lengthy reply from a out-of-state investor that I have worked with in the … (6 comments)

bpo: After 500 BPO's - I'm Still Learning - 11/27/08 07:48 AM
I first became involved in the Default Industry just after Thanksgiving 2006, in an effort to find a way to supplement my income from home, as I was becoming more homebound in caring for a sick wife suffering with cancer.
Much of what I learned was from Asset Managers who I think were learning about this industry right along with me.  Together we grew and adjusted to meet the needs of our common clients - whether they be Wall Street Investors looking to purchase a portfolio of loans or large loan servicers pricing REO listings for quick liquidation...and many other reasons … (19 comments)

bpo: REO – Agent Training and Marketing – Necessary Expenses - 09/21/08 10:28 AM
When a property is taken back by a lender through the foreclosure process they not only have to deal with the loss of the monthly payments for the better part of the last year – or n some cases even longer.  They not only have to provide the financial resources for the legal process to take the home back.  In fact the lenders losses are just starting to add up and the real money could be forthcoming.
Once the property has been secured and back “in the hands’ of the lender / owner the process begins to minimize the loss incurred.  … (1 comments)

REO - Start With a Simple BPO and the Basic Tools of the Trade
This series of articles is based on my personal experience as a Hemet REALTOR® who now specializes in listing and selling REO property for banks and Asset Managers throughout South West Riverside County and The Pass Area of The Inland Empire area in Southern California. I know there are numerous paths to REO success – as in anything in life.  Perhaps my path was the hard way, I don’t know, but it worked for me. What I am talking about today is performing BPO’s for various lenders … (15 comments)

bpo: How I Got To List REO's...or No, Not Another Free BPO! - 03/14/08 02:38 AM
My business today is focused on the REO market and working directly with banks and Asset Managers – taking the REO listings and selling them in our area.  What I would like to do here is answer the question of what does it take to break into this business, as I am asked constantly by agents, not only here in Hemet, CA…but Southern California and across the country as well.
First, I should point out that to be a successful REO Listing agent, do not expect this to be a slam dunk walk-in-the-park listing arrangement.  It is very expensive and very … (58 comments)

bpo: Let it Rain, Let it Rain, Let it Rain - 08/06/07 04:10 PM
Let it Rain, Let it Rain, Let it Rain   by John Occhi, Hemet CA REALTOR®   Hemet CA Real Estate   I hear many in my market and across the Internet complain about the housing market and how horrible business is right now.
I don't get it?
I will do more business in 2007 than any other year in Real Estate.  Now, I may not make as much money - but then again I might make more.  In previous years I was working in the Temecula Murrieta market, where the average home sold for around $500,000.  In April, I moved my business to Mission Grove … (86 comments)

bpo: I Beat the Beast - 08/06/07 03:35 AM
I Beat the Beast   by John Occhi, Hemet CA REALTOR®Mission Grove Realty   It's true.  I beat the beast... and the beast is my own desire.Let me try and explain...I have a habit - not a good one mind you, but a habit none the less.  I open refrigerator doors. OK, certainly rude if it's not my house.  Nothing I should ever do at clients - especially when taking the listing.  However, when I stop by a friend's house, I seem to catch myself looking inside their refrigerator.Even if I don't look, I crave.  I guess it's like a recent ex-smoker wanting … (15 comments)

bpo: So You Have a Short Sale Lined Up - Is the BPO Your Friend - Step #10 - 07/06/07 04:23 AM
So You Have a Short Sale Lined Up - Is the BPO Your Friend - Step #10by John Occhi, Hemet - San Jacinto Valley REALTORHemet - San Jacinto CA Real Estate
A "Broker Price Opinion" or BPO is a critical step in evaluating the market value of a property.  Mortgage lenders will order them to evaluate a number of different real estate transactions.  A BPO is used for everything from portfolio acquisition to checking on a properties condition when the first or second payment is late - and they don't have to be consecutive late payments.  Most importantly for the real estate … (3 comments)

bpo: Short Sale Investors Want to Know What to Tell The Bank - 06/17/07 11:22 AM
Short Sale Investors Want to Know What to Tell The BankBy John Occhi, Hemet - San Jacinto Valley CA REALTORHemet-San Jacinto Valley, CA Real Estate
The real estate market in the Hemet San Jacinto valley should be heating up with the triple digit temperatures we are experiencing in the Hemet CA area.  Unfortunately, it seems like the only segment of the Hemet CA Real Estate market that is heating up is the Short Sales, Pre-Foreclosures and REO properties.
Ouch - this can't be good for the overall economy, can it?  I don't think so.  However, as a Real Estate investor you have the … (6 comments)
