What’s going On?
Well, it has been a while since I have been active in either real estate or blogging on ActiveRain.  Many of you know, and have wished me well in the past, that I lost my wife to cancer on December 10, 2010. 
For the 8 months leading up to her passing and for the year following, I was not at all active in Real Estate.  However, I have decided it’s time to get back on the horse and get back to the professional passion that has driven me for years.

A Strong Movement in Sacramento is  Pushing to Remove the Protection of Prop 13 from Commercial and Industrial Properties.
California Voters amended the state constitution when Prop 13 was passed with an overwhelming consensus that  our property tax system was broke and needed fixing.
Opponents to the landmark legislation have continued to find ways to blame CA Prop 13, often referred to as the 'Wolf in Sheep's Clothing',  for the shortcomings of California society, at every opportunity .  The battle cry is always the same, "If only there was more money to spend this or that would have been different".

With the recent change in HUD policy allowing investors to purchase homes and flip them right away and not forcing them to hold title before they can be sold with FHA financing will definitely help the flipper but drive the first time home buyer away from the distressed homes for sale in the Hemet -San Jacinto CA valley.

California Voters started a Tax Revolt in 1978 with the passage of both Prop 13 and Prop 8.  Now the glory has always gone to Prop 13 as that is the voter mandated constitutional amendment that directed the County Assessors to roll back assessed value and to limit the way property taxes could be assessed for the future.Prop 13 is an incredible piece of legislation and has saved Californians billions nd billions of dollars, if not more, since it became law in 1978.  However, without it's cousin Prop 13 would be a very evil law right now, considering the rapid decline … (0 comments)

On January 15, 2010 the FHA granted a waiver to real estate flippers allowing them to take possession of a property and resell it immediately and not have to season the ownership for 90 days before selling with an FHA Loan.  The press release by HUD is titled:

California Property Taxes are such a unique animal to the world of property tax and we have Prop 13 to pass for this - legislation that was passed back in the 1970's.Under the law, the MOST the assessed value can increase is 2% per year, based on inflation...but guess what, the same legislation also allows for decreases, based on deflation.If you have real estate in the Hemet - San Jacinto CA Valley you should take a look at this post and let me know what you think...

The San Jacinto Real Estate Marketplace has been dominated with Distressed Properties.  Unfortunately,  the data is not very accurate, because until recently many Short Sales were not reported in a search-able field in the MLS as a Short Sale.By looking at this data you can see that this market peaked in the number of listings over a year ago.

By looking at this next chart you will see how quickly bank owned REOS have sold in comparison to Short Sales in the San Jacinto, CA real estate marketplace.

Winding doen 2009 and looking forward to the future you have to know where you have been if you want to know where you are going.Planning my marketing and business plan for 2010, as an REO Listing Agent, I have taken the opportunity to examine how many REO Listings we (as a market - not my personal production) have had assigned just in the city of San Jacinto, CA, going back to January 1st, 2007.
