real estate: Marketing Agent or Salesman?? Choose your weapon. - 12/15/09 03:41 PM
I recently wrote a blog on relationships in business and questioned if indeed we are in a relationship business...yes of course we develop relationships by the natural interaction between two people - good ones and bad ones. This blog takes the concept in a different direction - maybe even a different level.
Are we Real Estate Sales People?   Or... are we Real Estate Marketers?Marketers I say... I'll bet you will too!| | | | | | | | | | | | | | | | | | | | | | | | | | | | | | | | … (2 comments)

real estate: Is Real Estate Really a RELATIONSHIP Business? Do We Want That? - 12/14/09 07:14 PM
I hear this a lot.  As a matter of fact, earlier today I posted a blog using video clips from the musical, "The Music Man" to show some very important sales skills.  In case you missed it, you can check it out here - How is "The Music Man" Like Real Estate Sales?  Personally, I thought it was a pretty good post and a lot of fun - especially if you like old musicals. One of the comments was short and simple - it said, "It's really all about building relationships."I HAD TO THINK - RELATIONSHIPS?We all over use terms and follow trends - … (84 comments)

real estate: Haunted Mansion - New Orleans Style... - 12/14/09 04:50 AM
Nicholas Cage has been one of my favorite actors since I first saw him try and act in "Raising Arizona" way back when. I saw him over the weekend in the Cage classic, "ConAir". Not sure what it is I like about the guy, but in my book, he is the CHARLES BRONSON of the 21st century...he will always get his man (if he is a good guy) or he will be the last person you ever want to meet when he plays the bad guy! Not sure how many movies he has made now, and I'm sure I've missed a … (3 comments)

real estate: How is “The Music Man” Like Real Estate Sales? - 12/14/09 03:57 AM
In 1962 Professor Harold Hill, played by Robert Preston. came to River City and movie screens across America with the single goal of winning hearts and getting paid. Apparantly I missed the remake in 2003, starring Matthew Broderick. Sounds like he could have been a REALTOR® - he was after all selling dreams, In The Music Man, Professor Harold Hill is nothing more than a con man – who really knows nothing about music. At least REALTORS® are suppose to know their market – at least the local ones. Maybe this is one reason why the public perception of hard working … (8 comments)

real estate: Closing Cost - What Are They and Can I Save Money on Them? - 12/12/09 03:05 AM
When a home for sale is bought and sold in the Hemet - San Jacinto Valley, CA the process will typically go through escrow to facilitate the transfer from the home seller to the homebuyer.  The expenses of the transaction, other than the actual purchase price are generally lumped together and commonly referred to as ‘Closing Costs".Both the buyer of the real estate, and the seller of the home typically incur Closing Costs but it is often negotiable as to who will actually pay these expenses...depending on both local custom as well as what the buyer and the seller negotiate between … (6 comments)

real estate: A New Spin - Foreclosures are Good for the Economy? Thank You NAR - 12/11/09 04:30 AM
The National Association or REALTORS® (NAR) today published in their daily email blast, called "The Daily Real Estate News" a short article with the headline "Defaults Could End UP Being a Boon".The sources of this information comes straight from The Wall Street Journal and Mark Whitehouse on 12/10/2009 which he called, The American Dream 2:  Default, Then Rent. The NAR brief rambles with a few statistics that seem to be overused these days, but concludes with an interesting quote from Christopher Thornberg of Beacon Economics which is a consulting firm that specializes in Real Estate.  Mr. Thornberg says, "It's a stealth stimulus, the … (102 comments)

real estate: All Real Estate is Local...And Your Retailers Should Be Too! - 12/08/09 10:21 AM
Anyone who knows me or reads my blog knows that I am an advocate of local shopping; in particular when it comes to Real Estate. I never could understand the logic of a local resident going to an agent 50 miles away (or further) and having them list their home for sale...just because they may know them or be related. The key has always been that local area experts do a better job of marketing a home for sale and end up with a higher price.
Well my advocacy extends beyond Real Estate and into the local community retailers, as well. … (4 comments)

real estate: HEMET - SAN JACINTO, CA SHORT SALES: Who & What is Involved - 12/08/09 07:59 AM
Short sales in the Hemet - San Jacinto Valley, CA are a complex sale of residential real estate where the net proceeds from the sale of the home are insufficient to cover the sellers mortgage obligations as well as the closing costs that may include, but not be limited to, property taxes, transfer taxes and real estate commissions.  Many homeowners in the Hemet - San Jacinto Valley, CA What really makes a real estate transaction a short sale is all of the above AND the seller is unable or unwilling to cover the difference.  Short Sales go by different names in … (2 comments)

real estate: AND WHAT IS HARDSHIP? - 12/07/09 07:38 PM
Short Sales are dominating the listing side of the MLS in the Hemet - San Jacinto Valley, CA and are starting to show up more and more in the SOLD MLS listings as well. The common denominator of all of these short sales is that the homeowner has experienced a hardship that prevents them from keeping up with the mortgage on their real estate. Many Hemet - San Jacinto homeowners may feel like times are tough - but not really have what the banks may consider to be a legitimate hardship.  So to help those in need, lets take a look at what … (61 comments)

real estate: Not All Short Sales Are Created Equal - 12/07/09 06:09 AM
Short Sales:  Keys to SuccessShort Sales have certainly changed the real estate landscape in the Hemet - San Jacinto Valley, CA over the last several months.I first started listing Short Sale listings in the MLS in the Spring of 2007, in the local Hemet - San Jacinto Valley, CA area.  At the time, short sales were few and far between as the masses were still speculating if there was a housing bubble or not.Since then, I have learned there are four key elements that further the odds of a successful Short Sale listing, in the MLS.SELECTION:  While there are many homes … (1 comments)

real estate: Setting and Collecting Rent - 12/05/09 09:24 AM
As an REO Listing Agent in the Hemet - San Jacinto Valley, CA I have the opportunity to work with many investor clients.  Many are interested in buying and holding property today, rather than the quick flip. The problem I have is I do not do Property Management, nor do I have a Property Manager that I feel comfortable referring my clients to.Well, form now on, they will all be asked to read this blog.

Rental income is the lifeblood of the landlord’s business. If the mechanisms are not put in place to bring in the right amount at the right … (0 comments)

real estate: Top5 - The Four "R's" of Short Sales - 12/04/09 10:45 AM
The housing market in the Hemet - San Jacinto Valley, CA is at ground zero of the global real estate related crises which can be measured in both epic and historical proportions. To play the blame game should be left to the historians with their 20-20 hindsight.
We should all be able to agree that the lack of transparency played a major role by inciting the unrealistic, uncontrollable and unsustainable real estate buying decisions of this past decade.I have recently become involved with the Top5 Organization sponsored by RIS Media.  An important part of their educational curriculum revolves around Short Sales and … (2 comments)

real estate: The Life of a Short Sale - Contact with HSBC - 12/03/09 09:51 AM
I decided that I would write a chronicle on the life of my new short sale listing.  In case you missed it, I described my transition BACK to short sales from Bank Owned REO's as a listing agent and team leader in my recent blog post, Humble Pie...Or OH NO, Did I really Take a Short Sale Listing???? AGGGHHHHHHHH.  Yes, it is true I went kicking and screaming...but here I am.I had a meeting with my two assistants and shared with them in detail what I expect to happen and started to figure out the game-plan of how we are going … (10 comments)

real estate: When is a Bank Owned Home Not a Bargain? - 11/30/09 01:47 PM
There is one common denominator between all real estate buyers today - whether they are shopping for investment property or first-time homebuyers...they all want a deal and the perception is that the bank owned, or REO, properties are going to be the smoking deals of the day.  But not always...The truth is many of these homes can turn into big money pits.  Remember, when you are buying a bank-owned home in the Hemet - San Jacinto Valley, CA was probably a first time home for the previous owner...the same owner that for whatever reason was not able to hang onto their … (7 comments)

real estate: INVESTORS- The Dirty Dozen Pre-Qual Questions...and then some - 11/30/09 03:11 AM
As an REO Listing Agent, specializing in the local market of Hemet and San Jacinto, CA  bank owned (REO) real estate, my listings generate a lot of activity in the real estate investment world.Real Estate Investors are unlike first time buyers.  They should never be emotionally attached to any single transaction; for the real estate investor it is all about the numbers and what makes sense.  Whereas the first time home buyer or even the repeat buyer, is looking for a place to call home and raise a family.  The good news is the Hemet - San Jacinto Valley has plenty … (14 comments)

real estate: How To Find Investor Buyers for Bank Owned Listings - 11/29/09 04:21 PM
How To Find Investor Buyers for Bank Owned ListingsAs an listing agent of Bank Owned Homes (REO) my job is multi-faceted from securing a property, cleaning it up for resale, generating reports to help price the property and the ultimately listing the home in the MLS and selling the property with a successful close of escrow. As a listing agent, I rely on many traditional marketing methods to help sell the homes, as quickly as possible for the most amount of money for my seller client and the least hassle for my staff and I (as well as my client).Ideally, I want … (5 comments)

real estate: Sample Hemet Chart - 11/29/09 06:44 AM
Hemet California Real Estate has appeared to hit the bottom of the real estate market in August with home values bottoming out at around $130,000 and has started it climb up again to where it is now selling, on average for closer to $137,000.
It should be noted the key word in the above paragraph is APPEARED…there is still a vast shadow inventory that could drop the bottom out of the market in a New York Second, if it were to hit all at once. .

Looking at the activity for the last week, it definitely appears as if the … (7 comments)

Prelisting Opportunity - 42079 Levi Ct, Hemet CA 92544
Here is a great newer bank owned REO home, built in 2006, located close to the California Distinguished Scholl, Hemet High School.  Enjoy the short video...

This 1850 sq ft semi-custom home is built near the end of a cul-de-sac on a 7,405 sq ft lot that still needs rear landscape.
The home itself is very clean - left in near move-in condition.  The rooms are large and it has a really great feel to it.

Black Friday - The Best Deal of the Day is REAL ESTATE!Sure, it sounds self-serving since I sell real estate for a living...I'll give you that...but here me out.On Black Friday morning, the day after Thanksgiving,...did you get up at Oh Dark Thirty to stand in line in front of Best Buy or some other big box haven of super deals with limited quantities.  Were you lured into getting out of a perfectly warm and comfortable bed to brave the cold (in most parts of the country - I think it hit 90 here today - but that's another story) and … (5 comments)
