carolina beach: Monday Market Update - November 1, 2010 - 11/01/10 06:31 AM

Happy Monday!
A big week this week with mid term elections tomorrow.  Please take time to vote and let your voice be heard!
One of the biggest news items up for debate is the Fed's expected announcement of another round of Quantitative Easing (QE2) when it releases its statement this week. Remember, QE is the concept of the Fed becoming a heavy buyer of Treasuries and Bonds. This is done to artificially cause those security prices to move higher under the increased demand, which in turn will cause interest rates to move lower in the hopes of stimulating the economy … (0 comments)

Happy Monday!  I hope you had a wonderful weekend and were able to enjoy the great weather.  I attended my 20th High School Reunion and was reminded how quickly time flys by!
I attended another 2 day Short Sale education class last week and continue to be amazed how confusing the mortgage industry makes it for consumers to get good information about their options if they are in financial distress.  The majority of homeowners that go into foreclosure never seek other alternatives and end up facing the consequences of a foreclosure on their credit for years to … (0 comments)

Happy Monday!
I hope you had a great weekend.  The weather was beautiful here and Fall is definitely in the air!
I came across a great check list that I wanted to pass on to anyone considering making a home purchase.  The 10 Deadly Mistakes Buyers Make When Purchasing a Home:
1. Making an offer on a home without being prequalified
2. Not having a home inspection
3. Limiting your search to open houses, ads or the internet
4. Choosing a real estate agent who is not committed to forming a strong business relationship with you.
5. Thinking there is … (0 comments)

INSPIRATION FOR TODAY: “Pursue the good ardently. But if your efforts fall short, accept the result and move on.” - Epictetus WHO ARE YOU?
Who do you want to be? Which are the principles by which you want to live? Do honesty, perseverance, and wisdom define you? Are sincerity, generosity, and a caring attitude your trademark?
Having a vague idea of the benchmark traits you wish to exhibit is not enough. To be extraordinary, it is necessary to define yourself in specific terms. If you haven’t adopted a precise set of principles, consider choosing from the list that follows: humility, diligence, … (0 comments)

Familiar with the speed of light? According to science books, light travels at a speed of 186,000 miles per second. That’s been common knowledge for years. Now, however, scientists have discovered in experiments that light may travel many times faster. In fact, tests seem to show that light may travel so fast that it arrives BEFORE it even leaves its source.
Business now travels at the speed of the Internet. “Fast Company” magazine reports … (4 comments)

carolina beach: Monday Market Update - October 5, 2010 - 10/05/10 02:16 AM

Happy Monday!  I hope you had a great weekend and are drying out from last weeks down pour.  Fall weather is definitely in the air.  Time to dust off the jackets and boots.
We continue to be in a strong buyers market with record low interest rates and high inventory.  In my 16 years of real estate, I've never seen home ownership more affordable.   The principle and interest on a $100,000 mortgage would be less than $500 per month in today's market.  That's incredible!!!  Yes mortage guidelines are tougher but they aren't unrealistic.  If you want to discuss your options, … (0 comments)

It appears that most  Americans now have credit scores that are too low for them to qualify for the lowest rates on a mortgage loan, and nearly one in three are unlikely to get a loan on any terms, according to an analysis by Zillow.
Zillow analyzed 25,000 loan quotes and requests on the Zillow Mortgage Marketplace during the first half of September, and found borrowers were unlikely to receive even one loan quote if they had a credit score of below 620 — even if … (0 comments)

carolina beach: Monday Market Update – September 21, 2010 - 09/21/10 03:48 AM

Happy Monday!  Hope you had a great weekend!
I read an article today that a bill was introduced in Congress last week, H.R. 6133 “Prompt Decision for Qualifications of Short Sale Act 2010″  that would require lenders to respond to consumer short sale requests within 45 days.  In today’s environment, it’s not unusual for it to take 90 days or more to get a response from a lender if at all.  The long wait for responses are resulting in buyers walking away from deals out of frustration and leaves a homeowner back to square one with their financial problem.  Hopefully this … (1 comments)

Happy Monday Morning!  I hope you had a wonderful weekend and enjoyed the great weather we had!
August stats are in and we are hearing snippets of good news.  We had better than expected reports on consumer confidence  and the August job reports and interest rates are still incredibly low!
In the month of August, we saw a decrease of 37 homes in our listing inventory.  We have 5,567 homes on the market as of September 1st.  This continues to put us in a strong buyers market with a listing inventory of over 14.4 months.  Our average list price has stayed … (1 comments)

carolina beach: Monday Market Update – August 30, 2010 - 08/30/10 05:05 AM

Happy Monday Morning!
I hope you enjoyed the great weather we had this weekend!  I think cooler temperatures are on the horizon and will be welcomed with open arms in this area considering the heat we’ve had this summer.
Well, you can’t sugar-coat last week’s housing reports, but they don’t necessarily foretell a “double-dip” recession in real estate. July Existing Homes Sales were off 27.2%, at an annual rate of 3.83 million, well below the expected 4.65 million rate. The months’ supply went from 8.9 to 12.5 and there was also a rise in inventories. The truth is, the expectation … (0 comments)
