As a Mediator who's focus is disputes with real estate, many of the disputes involve the theme
of non-disclosure. In California and in many states, a dispute between a buyer-seller
shall start with Mediation.
 
Mediation is an Alternative Dispute Resolution vs litigation and is growing in poplularity
with both the courts and private commercial sector.
 
Non-Disclosure such as water intrusion, building permits or lack of, easements. Mold issues
are common.

Mistletoe Leads to Mediation The homeowners had some vintage Oaks and called a tree service for a quote for maintenance. The tree's were filled with mistletoe A price was quoted for a half day and daily rate. The tree service suggested that two oaks recieve a cable support system along with general maintenance. The homeowners dismissed the tree service and latter sold the property. The new owner happened to call the same tree service and was told of the previous quote.
