Mississippi has grant funds available for homebuyers in Desoto County, MS.  The grants are in the amount of $28,750 and can be used to cover down payment and closing costs.  Any leftover funds will be used for loan balance reduction.  There are only enough funds for 16 loans so don't delay if you think you may qualify.

For the week ending 1/16/2009, there were 24 homes added to the foreclosure inventory in Northwest Mississippi.  There were 31 price reductions this past week, and 11 went under contract.
Here is a chart showing the foreclosure activity in the 4-county area from mid-March 2008 to the present.

Southaven, MS in Desoto County is home to a terriffic home decor superstore.  It is called House to Home. 
 
House to Home is located at 8961 Hwy 51 N. just south of Stateline Road.  It is owned by Mike and Julie Humphreys and opened for business on August 1, 2007.

I gather foreclosure data on my market every week.  This week (ending 11/14/08) there were 13 foreclosure homes placed on the market, 32 had price reductions and 16 went under contract.  That price reduction number got my attention because it usually hovers around 12-15.

Hernando, Mississippi saw 29 residential properties sold in the month of August with an average sales price of $194,717.  Here are the comparisons for current, last month, and last year solds.

There are currently 272 Active Residential listings in Hernando which represents a 8.97 month supply.  That number is down from last month which showed a 9.6 month supply.  Foreclosures represent 3.7% of the Hernando market, which is up 1% from last month.

Tate County, Mississippi saw 22 residential sold properties in July with an average sales price of $116,251.  Here is how the numbers look for current, last month and last year comparisons.
July 2008:  22 sold     Avg. Sales $116,251June 2008: 15 sold     Avg. Sales $149,804July 2007:  17 sold     Avg. Sales $138,018
There are currently 185 Active Residential listings in Tate County which represents a 12.2 month supply (OUCH!)  Foreclosures represent only 3% of the Tate County market.
The highest price Active property is a 35 acre estate with 2 homes, 3 ponds & a commercial bldg.  It is listed at $1,300,000.

I was out showing homes in one of our Desoto County, Mississippi towns this past weekend (Olive Branch) and observed something I have not seen in a while.  When I got to the first home, there was already a REALTOR showing it to her client.  After they left and I was showing it to my client, another REALTOR was waiting for us to leave.  When I got to another home, the same thing happened.  When my clients and myself got in our cars to leave, I noticed a few cars waiting in line to see this home.  It reminded me of airplanes waiting … (3 comments)

This year, I decided to try and attend as many County Planning Commision and other public meetings as I could.  The main reason I wanted to attend is to learn about proposed new development in our area.  I live in Tate County which is just south of Desoto County, Mississippi (the fastest growing county in Mississippi).  The growth from Desoto County is finding its way into Tate County, as well.
Because new development has slowed this year, the agenda is usually light.  Sometimes, the only other person in attendance is the local news editor from our paper, The Democrat.  I always make … (3 comments)

Foreclosure Market Report for Desoto and Tate Counties in Northwest Mississippi  6/20/08
I have been keeping track of the foreclosure market in my area (Desoto, Tate, Marshall, and Panola counties) for a couple of years. 
This week there were 6 new foreclosure homes placed on MLS, 10 had price reductions, and 11 went under contract.
That is a reverse from what had been happening in previous weeks.  In the past month, the trend was double digit additions of forelcosure homes to the MLS with a lesser number going under contract.  Future weeks will let us know if this is a "blip" … (0 comments)
