I have updated the market summary for Valley Lakes & Prairie Pointe subdivisions in Round Lake.  The news is not great for those that bought when prices were high.  Many of the neighbors have landed on hard times and there have been several short sales and foreclosures.

Things are not looking great for selling a home in Round Lake's Prairie Pointe and Valley Lakes area.  The past six months there have been 25 properties that sold with an average price of $214,000.  Homes are on the market for an average of 133 days.

The Round Lake subdivisions of Prairie Pointe, Valley Lakes and Silver Leaf Glen are selling at the rates of 6 homes each month.  There are 45 homes currently on the market leaving around 7 months of home inventory.
Prices remain low.  The average home sold price is $217,029, well below what most homes originally sold for.  Almost 57% of the sold homes were either short sales or foreclosures. 
The homes in this part of Round Lake were built in the last 10 years.  Prairie Pointe and Valley Lakes has wonderful trees and open areas.  The homes range from 3 bedroom homes to 5 bedroom homes. The … (0 comments)

Round Lake market stats aren't looking good for the sellers of the Prairie Pointe and Valley Lakes subdivisions.   There are currently 42 properties for sale, an additional 19 that are under contract.  Most of the homes currently pending sale are short sales or foreclosures.  The last month 3 homes sold.  Of these homes that sold 2 were foreclosures and 1 was a short sale.  I live in this area and am very familar with the prices.  It appears that houses are selling close to the prices from 2002.
