ft benning housing: Why are houses different in price in Alabama and Georgia near Ft Benning

The two main differences in price are due to property tax differences and the builders. Muscogee County GA taxes are the highest in our area. $200,000 in house = around $250 in monthly taxes. Your taxes on that same home in Alabama might be $100 to $125 per month. In Harris County, GA and Chattahoochee Cty, GA they might be around $175 or so.
The other factor is with the builders. With the growth here we have seen a lot of out-of-town builders moving into the area, in particular from the Atlanta market which is very depressed right now. Some (1 comments)

The following is from an email from GA USDA: "Funding GA is on a 5 to 7 business day turn time for issuing Conditional Commitments. Files received after April 30th will run the risk of not receiving a Conditional Commitment with the 2% Guarantee Fee. Files that do not receive a Conditional Commitment before the funds are exhausted will have to be re-underwritten with the increased guarantee fee according to what is approved by congress once funds again become available. So far today, rates have been relatively stable with the 10-year T-Bill currently around a 3.83% yield, the same approximate level it has been all week. This is good news for home buyers. Last week, the pasage of the Obama Healthcare Reform Plan did not provide such good news at we watched rates increase nearly 25 basis points as the market priced in the impact to the US Economy of the new costs associated with Obama's Reform Law. At least we are not yet getting a double-whammy with a further increase in rates as the Fed ceases its buying of 1.25T in (1 comments)

Columbus State University announced today that a new Technology Park will be built within minutes of Ft Benning near Sand Hill.
