massachusetts: September is REALTOR Safety Month...make everyday a safe day - 09/18/11 02:42 AM
The month of September is observed as REALTOR Safety month and it is important that we take a moment each day to reflect on keeping ourselves, our agents and our home buyers and sellers safe.
Unfortunately when the economy has a bit of a depression people who normally would not be inclined to do illegal or immoral activities indulge in them.  We must be very diligent in protecting ourselves and our property.
Normally I do instruct my homeowners during the market review and general home selling experience to make sure to put away any small items which someone could put in … (0 comments)

massachusetts: Hurricane Storms on the horizon for Massachusetts - 08/26/11 04:56 PM
Bracing for a storm of great magnitude, we are hunckering down.
Grocery stores I was surprised were not as packed as I anticipated.  Bread still appeared on local grocery store shelves.
Are we numb to the warnings of this storm?
Better to be prepared!  The last storm turned to a fizzle but that does not mean that this storm is just a blink on the radar.
Pictures of waves crashing over walkways, people being thrown to the surf, strong winds doing damage, these are all visuals on your major television stations if you are located on the East Coast.
Please take … (3 comments)

massachusetts: Irene Hits the Coast East Coast bracing for the storm in Massachusetts - 08/26/11 04:44 PM
Buckle up and Buckle down, just got back from the grocery store!  Time to bring in those items which are necessary for the storm, don't overbuy, electricity may fail and no need to have a freezer full of food but those items of necessasity are extremely important.
Order you medicines tonight, don't wait if there is a possiblity that you may run out of your necessary medication!
flashlights and batteries, most likely D sized batteries, quick get them to back up your current battery in those flashlights!

massachusetts: Generators and safety in your home - 08/26/11 04:05 PM
Well here we sit awaiting a hurricane of great proportions...hitting the east coast and rising up...oceans are rising over decks and walkways all the way up the coast.
I know I said to my husband get out there and buy some gasoline for the generator.  It is time to be preprepared for what may or may not be - preparation is so very important for the family protection.
We put our generator outside the lower level basement door, it is well insulated there which is extremely important.  Please do not put your generator in the house, put it outside someplace safe, … (2 comments)

massachusetts: Take advantage of the great deals for enjoying your vacation this year! - 07/26/11 06:25 AM
Well it is the summer vacation...summer is upon us...vacations have a lure for us but our pocketbooks may not be as full as they once were...
On the other hand the hiccup on the economic site have made us ever more aware of the fact that life is short and the time to have fun is now but without hurting our future by living in the present.
I have been having a terrific time finding great deals for activities and restaurants on the internet.
My husband and I have coordinated our schedules for the summer, a bit difficult with two very … (0 comments)

massachusetts: Refused for a loan or being charged a higher interest rate than quoted??? - 07/21/11 04:42 PM
With so much going on politically which affects homeowners in the United States it can be hard to keep up with all the details.
This week the Dodd-Frank financial reform law went into effect.
What does this mean to you and I?
Although there are many layers to this financial reform law, tonight we will speak to two new requirements.
Lenders may not be using the same FICA/credit score you check on your credit report, they now have different ways of evaluating a person's credit worthiness which is not a science it appears but their own calculations.
So when applying for … (5 comments)

Ok you have to admit it, you don't want to let on, but you are watching it....you're watching it on TWITTER, you're watching in on television, you don't want to but we all just seem to gravitate to his outlandish behavior.
Well Charlie Sheen is going on tour, he has announced his dates and cities he is visiting...and Charlie is coming to rant and rave in Massachusetts.  Okay so I've saved the date - Tuesday April 12th - 8pm.   What can I say...I am sure it is going to be a great performance just like all the ones on the news … (3 comments)

After your phone number has been registered for thirty one days should someone violate your request for do not call, please contact www.donotcall.gov for additional information on how to file a complaint.
As a real estate professional you may also wish to visit to determine the process and realize how intense the penalties can be for calling someone who is registered on the DO NOT … (4 comments)

massachusetts: Massachusetts Senior Emergency Call List - 02/10/11 10:15 AM
At this time of year more so than any other time it is important to ensure the safety of our senior citizens.
Snow and Ice not only cause damage to homes in our area but it can wreak havoc with our senior population.  People are so fearful of falling on the ice and breaking a bone or worse as well as a number of senior caregivers are seniors themselves that many become isolated and in need of services.
Most communities have some sort of outreach program, most likely overseen by the Senior Center in your local city or town or the Town … (2 comments)

massachusetts: Punxsutawney Phil yeh he didn't see his shadow! - 02/02/11 07:06 AM

Hey Phil, so glad to hear you didn't see your shadow....Spring is nearer then we think and believe!
Spring will come early this year!  What great news as I sit here with snow, ice and now freezing rain encompassing my life!  Slipping, sliding and shoveling and oh am I so happy to hear that Phil didn't see his shadow in Punxsutawney Pennsylvania... it is a bit dreary and dark here although not yet 3pm so I don't think he would have seen his shadow in Massachusetts either.
Today in researching about our buddy Phil I did find an article which … (0 comments)

massachusetts: Massachusetts Alert Check your Roof! Danger of Weight from Rain and Snow - 02/02/11 03:38 AM
Good Morning All
We have been impacted by so much snow in the past few days here in Massachusetts and our concentrations have been on shoveling our driveways and walkways but look up!
Check out your roof today on your home or business.
Many roofs in the area are suffering great damage from the weight of the snow and now added moisture on the roof.
If at all possible use a plastic (not metal as metal can conduct electricity if it comes in contact with wires) roof rake available at your local hardware stores to clear the roof.  Please exercise caution … (0 comments)

massachusetts: Massachusetts Refiled LOAN MODIFICATION Bill/Lender Proper Documentation Required - 01/28/11 03:52 AM
Action was finally taken yesterday with the REFILING of a bill by Martha Coakley's office of the Massachusetts Attorney General.
A previous bill had been filed last year in the Legislature but no action of voting upon it had ever been initiated.
Hopefully this new filing will call the Legislators to pass this bill, your help is needed.  Let your Legislators know how you feel about this important issue which may be immediate to your own household, family members, co-workers and your community.
With the passing of this bill it would require banks to offer loan modifications to all SUBPRIME loan … (0 comments)

massachusetts: Massachusetts Winter Wonderland...Storm Watch - 01/20/11 11:25 AM
Massachusetts, just love living here, I really do!  People from across the country ask me why I would want to live in such a cold place as Massachusetts, why when there are so many warmer spots to move to???
Tonight we are glued to our televisions, awaiting the latest news on whether we will be hit by yet another snow storm tomorrow...it is all part of winter life in Massachusetts.
My grandmother used to tell me when I was little that having snow and cold air was very important to a healthy life.  In her old Irish ways she would say … (5 comments)

massachusetts: In the upper corner - 200,000 members and growing daily! - 01/17/11 02:48 PM
Congratulations to the Active Rain Staff and the Active Rain Community.  When I joined just one year ago, 200,000 members seemed so very far off and now the family has grown.  I cannot believe that 200,000 people can feel like such a small and welcoming community.  The town I come from in Massachusetts has only about 9000 residents, it is hard to fathom a community with twenty times that who are all ready to offer their assistance and great advice.
I am so happy to be part of this Active Rain Community, it has been a great learning and sharing experience … (2 comments)

massachusetts: Order of Conditions and Closings - 01/17/11 02:22 PM
You are just about ready to close on the sale of your home.  You have secured a new home or have made all the arrangements for your relocation.  Your Buyers are great Buyers, their mortgage is approved, your home is spotless and they can't wait to get in.
The closing date is set and the Bank's Attorney has just received the title search order inorder to process the closing documents.  The Attorney begins the title search by researching any documents recorded at the Registry of Deeds. He/She reviews the current deed, the former deed, the present mortgage and others you have … (1 comments)

massachusetts: Understanding the Time Value of Money - 01/17/11 01:25 PM
Do you have Sellers who are "waiting for the market to come back" to sell their homes and investment properties?  Do they sigh over the market value of their homes in comparisons with the highs of 2005!
I have found that sitting down with paper and pen and truly discussing the expenses and the TIME VALUE OF THEIR MONEY most helpful.
Time Value of Money is used in all types of financial discussions and for way too long in my opinion Real Estate has not been included in those financial discussions.
A seller may be $10,000 apart with their asking price … (0 comments)

massachusetts: RPAC Realtor Political Action Committee - 01/15/11 11:03 AM
As Realtors we all come from very diverse backgrounds, we don't share the same educations, the same neighborhoods...we are not all Christians or Buddists or Jews or a number of other religions and we don't share the same political demographics.  We are not all Democrats, Republicans or Independents as well as other political groups but we all are members of the REALTOR PARTY.
The REALTOR PARTY is the voice of the homeowner.  The REALTOR PARTY protects the rights of private homeowners and their rights to private home ownership!  This is the American Way, this is the American Dream realized.  67% of … (0 comments)

massachusetts: Selling a Freddie Mac Property? - 01/06/11 09:37 AM

I'm Selling a Freddie Mac Property....things move quickly!
Well each and every bank or lender owned property brings us all new learning experiences and challenges.
I have recently (like in the last 23 hours) put a Freddie Mac property underagreement.  We now have 25 hours (48 hours from the time you receive your contract) to review the contract, conduct your home inspection and return the executed contract along with a bank check to the listing company.
Wow a busy 48 hours!  We scheduled our home inspection with a great home inspection company in Massachusetts, BONSAI home inspection services.  Mike is fantastic … (0 comments)
