Thirty single family homes in Auburn, WA zip code 98092 closed escrow in Feburary. Leap Year provided an extra day for sales to close. With Escrow time frames typically in the 30-45 day range, the majority of these contracts were negotiated in January, showing the early start to what's been a pretty fast paced 2016 real estate market. 
The highest priced property closed just above $790,000 and the lowest priced property sold for $187,000. The median sales price for properties in 98092 was $368,200

If you own a condo in the Auburn WA market, or have been thinking of buying one, you may have been following the pricing trends....which have been a little "wonky" to say the least. Just a short 6 months ago, some 1 Bedroom units were selling for $50,000-$80,000 and now most of the pricing for comparable units is up over $100,000. 
What's going on? 

Has the market for condos in Auburn increased that much? 
Yes.....and no. 
Keep in mind, many of the lower priced closed sales earlier this year were bank owned properties and short sales with long market and Escrow time periods. In fact … (0 comments)

In 2011, there were 342 Single family homes sold on one or more acre in South King County. The lowest priced home sold was $69,900 and the highest was $1,650,000.
The median price (half sold below, half sold above) was $325,000.
The average market time was 84 days
For larger parcels:
84 Single family properties on 5+ acres sold for an average price of $419,370. The time on market for those listings averaged 100 days.

"Green acres is the place for me. Farm livin' is the life for me. Land spreadin' out so far and wide Keep Manhattan Seattle, just give me that countryside." I've seen aLOT of houses over the nearly 2 decades I've been selling real estate. Although I'm able to appreciate each one (no matter size, condition or location) for it's individuality, every now and then I'm able to view and (even better) sell a really special property.
This was the case with the sale of this 6.5 acre mini-farm on Green Valley Road which closed on June 29.
