We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months.
PRICE ACTION

Other good signs in addition to positive price action is lower DOM (days of the market), lower new listings and higher percent of new listings being SOLD.
 SUMMARY
Currently we are not seeing the needed positive price action (along with other indicators) to confirm a market bottom.  This is NOT a good time for those with low and/or no risk tolerance to purchase.
High and medium risk tolerant investors are … (0 comments)

home: General Contractor, Contractor or Handyman... Which is best for my Project? - 03/20/09 12:36 AM
Hiring a Contractor Outline clear expectations.
Now ask yourself a few more questions:
-Do I want to complete part or this entire project myself?
-Do I have the skill set required and/or the desire to learn?
Now you're ready for the next step and that will vary according to how you answered the above questions.  We will start with a few specific examples and walk through the detail.

home: Is the Housing Market Enduring a Slow Death? - 01/29/09 12:12 AM
Are we allowing ourselves to be helpless victims?  Are we powerless to do anything?  Are we pointing fingers or being part of the solution?  Is being positive the only cure we need or do we need to face the facts?  Is the news media the problem?
I have read some GREAT posts.  I feel the need to thank those who have written such good information in support of the housing market.  I want to voice my concerns regarding the fact that the real estate market is extremely sick and being ignored.
I don't expect everyone to agree with my perception of the cure.  I … (43 comments)

home: Urrrrrg!!!...What am I going Blog about??? - 12/22/08 11:41 PM

I was pulling my hair out trying to figure this out???
How am I going to make this worth my time?
Where am I going to find something to write about?
And what about writing something worth reading?
After reading so many GREAT thought inspiring posts (Thank you Everyone) and commenting (very little) for over a year.  I found my voice and decided to write about a couple of topic's.
First: I wanted to write about consumer information to assist buyers and sellers in the decision making process.
Second: I wanted to write about what I'm passionate about, so those reading my blogs can learn about me.  … (5 comments)

home: Enhancing Utah Market Conditions Reports with Active Rain..... - 12/12/08 12:05 PM

I have started using Active Rain to enhance my other marketing efforts.
I have been a member for over a year and have been actively posting on AR for a short time.
I strongly believed in writing about the real estate market and have done so on other media (which I paid to have published) for several years, including writing market condition reports on Realty Times.  This has been my best source of referrals to my website www.MarkWatterson.com .

Realty Times Market conditions report is limited to text only.  This has not allowed me to publish graphs, charts, ect.  I feel visuals aid in the communication process and charts are more user … (2 comments)

Part of my lead capture system on my website www.MarkWatterson.com is a Bank Owned and Foreclosures option.
My intent is to capture prospective clients looking for distress properties of all types, not only bank owned.

There are distressed properties of all types, not always bank owned.

Interested prospects complete the website form.

 AND then,

I receive their contact information through email.

I normally will follow up with an email. For two reasons.
To make sure I have received a good email address. Make sure they don't want to widen their search to non-bank owned properties.
