crofton md real estate: Is it possible to retire from real estate? - 05/11/15 08:46 PM
It's been a long time coming, but my husband and I decided last September to leave the community where we had lived for 43 years and move to "lower slower" Delaware. We contracted on a new home to be built in September, put our Crofton home on the market the day after Christmas, and moved into our beautiful new Plantation Lakes home in March.
I made a decision, at least for now, to not get a Delaware real estate license and have to learn new state laws and new forms, but to enjoy walks on nearby beaches, to play the piano again, and to … (129 comments)

crofton md real estate: Could what's in your home affect the value of it? - 02/05/14 07:45 PM

Crofton area home sellers are proud of their homes, and most are very confident that their home is the best in the entire zip code. It's not uncommon for them to politely ask a REALTOR®, "What should I do to prepare my home for sale?" but then take offense at staging suggestions.
The "before" photos of this stager could be any home in the greater Crofton area - clean, uncluttered, in good repair - but the "after" photo shows what a difference staging can make. It's true... what's in your home CAN affect its likely sale price.
Staging is not a … (2 comments)

It's that time of year again when summer begins to unfold on our calendars. A favorite family event for many Crofton area residents is the Sunday evening concert series at the Crofton Village Green. Here's the schedule for 2013:

crofton md real estate: Special Events at Crofton Library in January 2013 - 01/02/13 04:08 AM

Crofton Library is arguably the heart of the community.  In fact, it serves as the community center we don't yet have, but that's a topic for another day. Several activities are coming up at the library in January including the following...
January 8, 7 p.m. - PJ Story Time (Ages 2-5)
According to the library website, you will "cuddle up in your coziest pajamas" as library staff shares wintry stories, songs and rhymes with children aged two to five. Parents and caregivers must accompany two and three year-olds, while children four years and older may attend alone, providing an … (3 comments)

crofton md real estate: Crofton MD Real Estate Sales UP in 2012 - 12/30/12 11:37 PM
Happy New Year!
As we look forward to a new beginning in 2013, a quick glance back at home sales in 2012 suggests that Crofton home owners can feel good about our local real estate market.
12.5% more homes sold in Crofton, Maryland, during 2012 than 2011 and 2010.
2012: 307 homes sold and settled in the 21114 zipcode last year, including 113 homes listed as “detached” that ranged in price from $269,900 for a short sale in Crofton Village to $624,000 for a 9–year old colonial in Braddock Farms. 57 of the total closed sales reported by MRIS (18.5%) were … (8 comments)

crofton md real estate: Crofton MD Real Estate Update for May 2012 - 06/17/12 11:13 PM
Crofton home sellers can be optimistic about selling because the Crofton real estate market showed improving trends in some key areas last month, most notably the number of homes that sold and settled. Closed sales were up over 12% from last year, and higher than any May over a five year period.
New listings were down to the lowest figure for any May in five years, which is a good indicator that supply and demand may be headed towards some kind of balance and a "normal" real estate market. Days on Market were down over 23% from the same month last … (1 comments)

crofton md real estate: Crofton Real Estate Update for March 2012 - 04/15/12 11:30 PM
Real Estate Activity in Crofton MD for March 2012 was UP over last month (February 2012) and last year (March 2011), based on the units that settled.  Home owners who are thinking of selling will be encouraged by this news.  As you can see from this chart, closings nearly doubled! New non-contingent contracts were down, however, so I don't expect the number of closings to rise again in April.  We'll see... I hope I'm wrong about this.
More good news:  The ratio of Sale Price to Original List Price was up about 3% over last month and last year (although it … (2 comments)

crofton md real estate: Electronic Signatures Gaining Acceptance - 11/21/11 01:41 AM
Q. I want to sell my Crofton home, but I live in California. Will you mail the paperwork to me?  Fax it?
A. Paperwork that required mailing 10 years ago and scanning/emailing just 2 years ago can now be signed and sent electronically. Let me explain…
Your autograph is no longer necessary on real estate sales contracts, addenda, and other documents used to buy, sell, and lease real estate.  E-signing is the latest item on a long list of technology innovations since I started in this business. I love it!
The e-Sign Act … (28 comments)

crofton md real estate: It's raining, it's pouring... AGAIN! - 09/23/11 11:06 PM
Texas is having a dought, and we're drowning here in Crofton, Maryland. Another home football game for the Maryland Terps (4 in a row, this year), and a 3rd rainy game. I'll be the first to admit that I'm a fair-weather football game.  When it rains, I prefer to stay home and watch it on TV, even though that means I'm gonna miss a great tailgate party.
So much going on in this area today, in addition to the Terps game: The Renaissance Festival, Crofton Crafts Fair, solar homes on the National Mall, etc., etc., etc.  But, what's a fair-weather gal … (13 comments)

crofton md real estate: 2011 Crofton Craft Fair is Tomorrow - 09/23/11 03:15 AM
The Crofton Craft Fair is a long-standing tradition in this community, and many people look forward to it on the last Saturday of September and April each year.
The Greater Crofton Chamber of Commerce will sponsor this event for the first time, on Saturday, and their enthusiasm for this project is showing. If the weather gods smile on that day, it should be more fun than ever. But don't let a little rain keep you away... the event is "on" even if it's rainy out there.
The craft fair will be held at Crofton Country Club parking lot from 10 a.m. … (5 comments)

crofton md real estate: Your Agent's Role in the Sale of Your Home - 09/09/11 03:24 AM
What do you expect of your real estate agent?
It's okay for you to blurt out an un-edited list of demands that will make your agent just about fall out of the chair, thinking "Why did I open this can of worms?"
Or you may hesitate to answer because you know what you want, but you don't know if it's reasonable to expect.

Canton, Massachusetts, Buyer Agent and Attorney Christine Smith summed up her customer service philosophy in a post on Activerain yesterday, Put the Client First and the Rest Will Take Care of Itself, and that probably sums up … (6 comments)

There are three homes currently for rent in the 21114 zipcode, and all of them are in “Old Crofton”.  Prices range from $2,150 –  $2,275 per month.  When it comes to style, they’re all different:  a rancher, split foyer, and colonial –  each of them has 3 bedrooms, a fireplace, and a garage, and they’re all within blocks of Crofton Country Club golf course.
For Sale:
Forty-one detached homes are currently on the market for sale in the 21114 zipcode, ranging in price from $295,000 –  $689,900.  That’s a wide price range, but it covers … (7 comments)

crofton md real estate: Will the Crofton MD Real Estate Market Improve in Spring? - 02/02/11 02:00 AM
Q.  I’m concerned about the Crofton real estate market because I'd like to list my home for sale.  Do you think the market will pick up in Spring?A.   If you’ve been feeling a little blue about the real estate market in Crofton and throughout this area, I understand. From December - February, sales tend to be fewer than the rest of the year for a variety of reasons beyond our control - weather conditions being the #1 culprit.
The world-famous weather-reading groundhog Punxsutawney Phil predicted from his home at Gobbler's Knob, near Punxsutawney PA, earlier today, that spring is on … (6 comments)

crofton md real estate: Spacious Crofton Colonial on 2 Acres for Rent - 12/14/10 11:43 PM
Not many homes in the Crofton area are located on 2 acres, so it's a rare opportunity when one becomes available for rent.  If you're relocating to the Baltimore-Washington area, your timing couldn't be better.
Three military installations are located within a half hour - Fort George G. Meade, Andrews AFB, and the U.S. Naval Academy - not to mention the various U.S. Government offices in D.C. (just a little farther but still an easy commute).  Maryland public schools are ranked #1 in the nation, and recreation opportunities abound in nearby Annapolis, Baltimore and D.C.  Now you can enjoy it all … (8 comments)

crofton md real estate: Nautilus Diner to Host Crofton Regional Community Center Meeting - 07/09/10 02:37 AM
If you haven’t visited The Nautilus Diner yet, why not put it on your calendar for Wednesday, July 14.  That’s when the next meeting for Crofton Regional Community Center (CRCC) is scheduled, and The Nautilus Diner is hosting it at 6:30 p.m.
Nautilus is located on Route 3 at the intersection with Rt. 424.  It’s open round-the-clock on Fridays and Saturdays, and 6 a.m. –  1 a.m. Sunday thru Thursday.  My personal favorite is breakfast - there’s just something about that diner environment and pancakes that seem to go together –  and breakfast is served any time.  Of course, they also have … (4 comments)

crofton md real estate: It's a Beautiful Day for a Picnic in Crofton MD - 04/06/10 01:27 PM
When you're looking for something to do in Crofton MD…

Take the family to Swann Park, located off Crofton Parkway at Swinburne Avenue in Old Crofton.
Let the kids play on the equipment, toss pebbles into the pond and watch them skip across the water, critique (or cheer) golfers on the adjacent 12th hole of Crofton Country Club, or take photos of the scenic red barn across the 13th fairway.
Swann Park is a nice walk from most homes in “Old Crofton” and there’s plenty of adjacent parking for anyone coming from nearby communities.
