A summer concert is scheduled for the Village Green this weekend in Crofton, Maryland.
Pack a cooler, bring a lawn chair, and settle in for a fun evening of music by Big Band Caliente, beginning at 6 p.m.
Big Band Caliente is a local group that combines the best of big band music with Latin music.  In addition to their Crofton performance this weekend, you can catch them August 14 at the Tin Can Festival at Linthicum Park (3:15 p.m.) and September 18 at Anne Arundel Community Center's Pascal Center (8 p.m.).

The 3rd concert of Village Green summer's series will be presented by Bay Winds, performing selections from their repertoire of marches, classics, Broadway, contemporary, big band and Dixieland jazz.

As a musician myself (with a degree in Music Education and Piano), I am very excited to welcome the school’s owners, Crofton residents Keith and Leigh Ann Hinton and Virginia residents Matt and Dallis Byrne.

Located on Crofton Parkway in the heart of "Old" Crofton at the top of Crawford Boulevard, you'll see the Crofton Village Green as you enter this community.
In Crofton's early days it was the scene of the Spring and Fall Craft Fairs and the annual Christmas Tree Lighting, but both events outgrew the Green as the community expanded far beyond the original triangle bounded by Routes 3, 424, and 450.

Five houses before lunch... Five houses after lunch... Five houses a day...  Five different areas... Five homes in a particular neighborhood...   Five houses in any combination, but ONLY FIVE at one time.   That's my limit, and I'm sticking to it because I'm a 5-house girl!  
Except, of course, when buyers arrive for their appointment with a long list of homes they found on the Internet, and they refuse to eliminate any without seeing them in person.  Or when they're relocating, and they want to see the entire D.C.-Baltimore-Annapolis region before they even decide on a community, let alone a house.  Or when I just … (19 comments)

crofton village green: Anne Arundel County Real Estate - Market Report for June 2007 - 07/10/07 09:59 AM
There were almost 3 times as many new listings in Anne Arundel County last month as there were new "solds", according to MRIS, but most real estate sales statistics were relatively stable last month.   The difference from June 2006 to 2007 was less than 10% in every category, except Average Days on Market.
Total Sold Dollar Volume was down a mere 5.93% from $317,922,308 to $299,060.159, primarily because the Total Units Sold went down from 750 to 676 last month.  Yet both the Average Sold Price and Median Sold Price were up.

There is more good news today for homebuyers in the Crofton area, based upon the June sales statistics released today by MRIS.
84 homes were listed last month in the 21114 zipcode, while just 32 went under contract.  With the home inventory continuing to grow at more than double the number of sales, home prices are not likely to head back up in the near future.  If buyers act now, while rates are still hovering around 6.5%, they should do "okay" in today's market.

I encourage all new agents to bring your enthusiasm and new ideas to the world of real estate, while you learn some of the basic steps.  As we all know too well, real estate licensing classes don't really provide the day to day "how to's" that mean the difference between success and failure in this business.  So here are a few practical suggestions from an old pro:

Sales statistics for Crownsville, MD (21032) were almost scary for May 2007.
There were twenty-four new listings and only three new sales (plus three contingent contracts).  Talk about an imbalance of supply and demand!  All I can say is this:  BUYERS, IT'S A GREAT TIME TO BUY A HOME IN CROWNSVILLE.  (Sorry, Sellers!)  Here are some additional statistics from Metropolitan Regional Information Systems, Inc. April sales statistics from Metropolitan Regional Information Systems (MRIS) are now available for College Park, MD.  Following is a report comparing this year with the same month in 2006:

As you consider whether to buy or sell a home in the Bowie area, you might want to take a look at recent sales statistics so that you will have realistic expectations.  These figures were published by the Metropolitan Regional Information Systems, Inc., the multiple listing service used in the Bowie area of Prince George's County.
The imbalance of new listings and new contracts is even greater in this area of Bowie.  During April, there were 74 new listings and only 20 new sales.

Wow, this is interesting...  I've been posting MRIS sales statistics for Anne Arundel County, MD for a few days, and Odenton is the only zipcode (so far) where the numbers seem to be going up.
Total sold dollar volume, average sold price, median sold price, total units sold and average list price for sold homes - all UP from April of last year.  Unfortunately, the average days on market more than doubled.  And the average sale price as a percentage of average list price went down.  That last statistic does not take into account any price reductions before the sale, so it … (0 comments)

After spending a few hours online to post local sales statistics today, I can't believe the market isn't FLOODED with home buyers!  We real estate agents must not be communicating to buyers exactly how great a time it is to get out there and buy a home.
Interest rates are still very low, job security (in the DC-Baltimore region) is great, home prices are down, and home sellers are often giving away everything including a brand new kitchen sink!  Sellers are taking huge price reductions, offering incentives such as country club memberships or a year's worth of condo fees, paying buyer's closing costs...  WHAT ARE YOU WAITING … (4 comments)

Yikes!  93 new listings and 31 listings sold!  Three times as many new listings as sales in the month of April in the Crofton (21114) zipcode.  Now THAT is something to be concerned about.  During my 33 years in Crofton real estate, it has never been more important for home sellers to choose an experienced real estate agent who knows how to get results in a "buyer's market".
