In the month of October, Chandler saw the average price of a home hold steady with a slight decrease from $290,222 in September to $274,412 in October. The average price per square foot increased slightly to $139 sq/ft, and saw the average home sell had 1984 square feet. Chandler also saw a major dip in the number of houses sold to 336, thus showing Fall season has truly arrived.

  In the month of July, Chandler numbers across the board decreased for the first time this year.  The average price of a home sold dipped to $288,862 and the average price per square foot decreased to $139 per square foot, down from $141 in June. 
  This is indicative that the summer surge is beginning to slow down.  The kids are getting settled into school and many people are getting back into their fall routines.

In the month of June, Chandler saw an average home rise to a little over $305,000 and the average price per square foot rise to $141 a square foot.  Both of these numbers are of course averages with some selling above $305,000 and some selling below.    These numbers were increases from 2 months ago in April that saw the average home sell for $274,000 and the average price per square foot was $135 sq/ft as mentioned in my April's Market Report.  Both were also monthly highs for the year in June.

At last, summer is here and the local market in Gilbert, AZ is thriving! But with this summer also comes an  increase in interest rates over the past couple weeks.  According to the Mortgage Bankers Association, interest rates peaked at an average of 4.17% for a 30 year fixed rate mortgage, the highest its been since the end of last year.

Throughout the year Chandler seen an increase in home prices going on the market.  In the month of November alone the median sales price of a home was at $352,500 vs $325,189 in the month of November in 2013, which is an increase of 8.4% Year over year. The year to date average sales price of these houses in Chandler has increased 5.19%, going up from $226,567 to $239,000! Chandler and most of the Phoenix market has seen the average CDOM go back up to 64 days from 45 in 2013.

I for one love Thanksgiving! Its great time to be with loved ones and enjoy some great food and football in fact its my favorite holiday and truly believe in the picture below!! HAHAHA!!!
