The average price per square foot increased slightly to $139 sq/ft, and saw the average home sell had 1984 square feet. Chandler also saw a major dip in the number of houses sold to 336, thus showing Fall season has truly arrived.

The average price per square foot decreased slighly from $135 sq/ft to $133 sq/ft, but saw the average home sell had 2225 square feet. Gilbert also saw a total of 454 homes close by months end. Gilbert also held steady at a 98% Sold to list price ratio.

The average price of a home sold dipped to $288,862 and the average price per square foot decreased to $139 per square foot, down from $141 in June. This is indicative that the summer surge is beginning to slow down. The kids are getting settled into school and many people are getting back into their fall routines.

In the month of June, Chandler saw an average home rise to a little over $305,000 and the average price per square foot rise to $141 a square foot. Both of these numbers are of course averages with some selling above $305,000 and some selling below. These numbers were increases from 2 months ago in April that saw the average home sell for $274,000 and the average price per square foot was $135 sq/ft as mentioned in my April's Market Report. Both were also monthly highs for the year in June.

As we continue to get into the summer months, Gilbert continued to see great numbers for the month of May! Although Gilbert saw less homes sold in May vs April, Gilbert saw numbers increase as the Gilbert market continues to excel in a steadily growing area. Besides growing real estate numbers, Gilbert received a couple more accolades to add to its trophy mantle. Gilbert topped the list of best Phoenix suburbs for millennials according to Phoenix Business Journal and also surpassed Glendale as the 4th most populated city in the valley according to U.S Census Bureau. And if you read the March Market Report, Gilbert rose another $2 per square foot since March 2015.
