I had this nightmare: My boyfriend bought me this 8 carat diamond. I freaked out. "How did you pay for this?" I asked. "Don't worry about it; it's only $ 499.99 a month", he calmly responded. I've raised two sons. I could buy the most expensive toy for one of them, and he'd play with it for five minutes, then he'd ask for a newer toy. My other son would make a big deal out of anything I bought him, regardless of how small it was. He was so appreciative for the smallest of gifts. I love Christmas! In the spirit of this glorious celebration we see the best in people come out... donations, altruism, many acts of kindness... "Adopt A Family", feed the poor, etc. Here is an idea: why not use this Christmas as a springboard for a year-long commitment, which will hopefully parlay into a lifelong commitment to making this World just a little bit better? Instead of adopting a family at Christmas, adopt a family for 2008! A couple of days ago, Annie, one of my agents, received a phone call from a woman who was being evicted. The call came in at about 9:30 pm. The woman told Annie that she had been praying for a solution to her family's problems, and in her desperation, since she couldn't sleep, she just picked up the phone and called our company at random. I actually called one of my competitors for no other reason than to compliment her on her modus operandi. I was pulling October statistics for my area. I like doing it the long way, not the spoon fed way: I actually get into the history of an address and see if what appears under that listing number is the whole story. Many times I find that the property has been on the market for many more months than that particular listing number reveals. For example one property appeared to have sold within 86 days. It is amazing to me that so many agents fail to use the most important tool in the listing presentation! If price has EVERYTHING to do with your sales performance, I can't understand how so many agents fail to employ this "Strategic Morsel". During my listing presentations, I typically get the same response from the seller: "No other agent has done this for me!" Come on!!! How do you expect to argue for a certain price, if you don't do a net sheet for the seller? Without a net sheet, the seller has no idea what amount of money he will end up
