You are representing a Buyer of a parcel of land.  The Seller provides you with a satisfactory Phase I ESA (Environmental Site Assessment).   Your Buyer is satisfied with that and all other "due diligence" and proceeds forward closing on the property. 
A few months later, several underground petroleum tanks are discovered on the property.  The clean up bill is substantial.  The Buyer now has to front the bill.  How is that possible?  The Buyer had a satisfactory Phase I ESA.   Yes, but the Phase I was done for the Seller.  One little omitted detail cost the Buyer a fortune.

Recently the Wall Street Journal published an article named "The Gofer Agent", see: http://www.realestatejournal.com/buysell/agentsandbrokers/20071008-fletcher.html , about Real Estate agents who baby-sit rats, clean houses, and perform a variety of "menial tasks" on behalf of their clients.  The article depicts some agents as "desperate" to get a deal and doing whatever it takes to garner and keep clients, in this precarious market. 
While the article portrays this as a desperate situation, and punctuates the housing plummet, it got me thinking:  we really should have a new title within our industry: "Domestic Conductor".   Just as the conductor of a large symphonic orchestra keeps … (5 comments)

"You either are, or you aren't!"   I always tell my kids and my agents that. 
Another thing I tell them is:  if you're sitting there thinking of doing something that doesn't feel "just right", and you are rationalizing it to yourself, stop, don't go through with it!  If you need to rationalize it to yourself, it's the wrong thing to do. The right thing to do never needs any rationalization.  Period!

myrtle beach homes: Mechanics Lien Filed Against A Condo Project, does not have to stop your sale... - 10/04/07 04:47 AM
Summer Place, an oceanfront condo project in Cherry Grove Beach, SC, had a mechanics lien filed against it. No transactions could close because of this mechanics lien (Seller could not pass "marketable title" because of this, a condition mentioned within our SC contract) May, 2005.
Solution:
The HOA can put up a bond of one and one third the amount of the mechanics lien filed, and this would clear the liens, and the transactions for any units in the project could move forward and close.

1.  It's sleek, modern, compact, smooth, sexy.  One touch and I get an instant glimpse of my most favorite image (whichever one I put there), along with the time & date;  it's quicker than looking at my watch.  I even like the typestyle of the words: simple, easy to read, modern.
2.  One flicker of my finger and I enter the main screen of the 16 icons.  Each one is a cute little picture indicating an ability of this "nano computer". 
3.  My calendar.  One touch on the calendar icon gets me into this month, with today highlighted and today's appointments neatly organized … (8 comments)

Maybe it's because my father had a PhD in Economics, and made statistics and reading patterns rendered by numbers into a game I enjoyed playing as a kid, maybe it's intuitive deduction; whatever the reason, numbers speak to me and always have. 
In 2004 and 2005, I understood that supply and demand created unnaturally high pricing on our oceanfront condos, and I was among the first ones to service a long stream of "flippers", as I called them, investors who bought low and sold high.  I've made them amazing returns.  What a feast that was...
