auburn: Homeowners in Foreclosure have another option. Look at the short sale to sell your home. - 04/21/08 11:58 AM
If you have found yourself in desperate times and possibly upside down in your mortgage, your best option might be the short sale to sale your home.
A short sale is when the lender agrees to discount a loan balance due to an economic hardship on the part of the mortgagor. The home owner/debtor sells the mortgaged property for less than the outstanding balance of the loan, and turns over the proceeds of the sale to the lender in full satisfaction of the debt. Extenuating circumstances influence whether or not banks will discount a loan balance. These circumstances are usually related to … (2 comments)

auburn: Rates are low! Refinance or buy now. Seeing good deals in Kent, Auburn, Renton, Washington areas. - 12/04/07 03:47 AM
Rate are down to 5.625, as of 12/04/2007, for a 30 year fixed conforming mortgage. What are you waiting for? These are the lowest rates I have seen in awhile. With the softness in the market and the low rate scenario, buyers should be looking to purchase now. If you already own a home and are not buying, you should at least refinance and lower your payment. Take advantage of the softness in mortgage rates today.

How to Take Advantage of Lower Mortgage Rates. The Fed has lowered again and you should take advantage of it!
Fixed Rate Mortgages
The reduction in interest rates by the Federal Reserve doesn't necessarily result in drastically lower rates for fixed-rate mortgages. This is because bond rates, not the fed rate, drive fixed mortgage rates. However, rates are currently at one of the lowest levels in years and you should take advantage of them now. Call me at 253-315-5580.
You've probably heard that it only makes sense to refinance your mortgage if the new interest rate is at least two percentage points lower than … (3 comments)

These two charts show normal moves in a Real Estate cycle. Some think the Real Estate market goes straight up. Not true. auburn: How to get the most house for your money. Buy a foreclosure home and save 15% to 40%. - 09/24/07 05:57 AM
Owning a home to call your own is still the American dream. Many home buyers find themselves in the frustrating situation of discovering that the amount of home they can afford may not be all that they had hoped for. There's nothing more depressing than calling a real estate agent, telling them your budget and what type of home you'd like to buy for that price, and then having them laugh at you and then explain what you can really afford. While some home buyers accept defeat and settle for less, many others have found a market that allows them to … (0 comments)

auburn: Arms are getting ready to adjust. Are you and homeowners alike ready for the adjustment? - 09/23/07 05:00 PM
Come next month, some of the cheap loans that got U.S. buyers into homes they might not have otherwise been able to afford are expected to get far less cheap. Adjustable-rate mortgages, which offer lower rates for an initial period, already are resetting. But the Mortgage Bankers Association estimates October through December will bring the peak of these new, higher rates - and pricier mortgage payments. Such adjustments could spell continued trouble for a sluggish national housing market.
I think this will be a major concern, even with the Fed lowering rates and offsetting some of the pain. This will play a … (5 comments)

auburn: Buyers and investors take note. Foreclosures are looming and they should be taken advantage of. - 09/16/07 10:53 AM
I am seeing a great opportunity for anyone buying a home in this current market. Foreclosures are here and should be taken advantage of! They are a great way for buyers to get a deal and a possible purchase of a home at a 15-30% discount. Many investors are now on the sidelines, but I believe when fear sets in, investors should get active. These markets are usually not here for long! I am getting aggressive and believe the current market holds deals for the strong willed. The market may continue to be soft, but that will only provide better opportunities … (5 comments)
